Maybe I'm just in a good mood on Saturday morning but I think I'm on board with this one now. The plans show a wide range of cladding types. The massing has been "carved" to good effect (too bad the one section on Fort will line up seemingly perfectly with Escher... methinks it would have been ideal to stagger that). The ground floor seems to have a good amount of variation here and there, considering that it's all really one big unified development. If I could, I'd ask for the suggestion of a taller ground floor in spots (in particular, right on the Fort Street corner).

What about any of the signage depicts Central America? You need to real it all...not just look at the pictures.

Definitely a big improvement over the previous rendering, and the best one so far. I'm happy that the materials and colors are more varied. I'm not sure I'm liking the variation in setback along Fort Street though.

Breaking up that monolithic horizontal facade on Fort improves the design, IMHO.

This was my reaction as well. And I still feel like the upper floors along Fort Street are missing something.
It's one long building so I give them points for the amount of variation that they've tried to introduce. For Street is all about fine grain and small frontages*. Will this faux granularity work there? I suppose we're going to find out.

Quick question: did this development always include student housing? It's being discussed right now and I see that the Housing Agreement includes 63 units of student housing secured at below-market rates for four years (after which they can be added to the seniors housing facility).

Yes, it included workforce or student housing from the get-go. This is also a measure that will allow the building to provide rental housing in lieu of having units sit empty during the slower uptake cycle in these types of buildings
