Are they still at Saanich Centre, Quadra and McKenzie?


I think so. I don't know details, I just went to get a slice of pizza and with no warning it was closed, the sign was gone, and a new "For Lease" sign was up. I guess the location was not working out.

I was randomly searching the world wide web and came across Praxis Architects. They are located in Victoria and have done a handful of projects. When looking at the "commercial" section of their website I found the renderings for the vacant space on Mckenzie and Shelbourne (right across from Uni Heights Shopping Centre beside Petro Can/behind Tuscany Village).

Anyone have anymore info on it? Is this incredibly old?

I believe that's the design from 2008 or so.  Some thought it uninspired.

Anything that blocks even some of view of Disneyland North...errr...I mean Tuscany Village...can't be all bad.

Hmm. I wonder if there are any new renderings floating out there then. Does First Capital (owner of Tuscany Village and kitty corner what I like to call the Quizno's building) own that site as well?

I remember that from a few years ago, it was to have a daycare at the top. It never happened, not enough demand.

Last time I spoke to the FC rep in town, they were planning a single storey building but probably wouldn't break ground until they had most of it leased out.

Please don't tell me they are planning a one-storey building near the corner of Shelbourne and McKenzie. Because that would be the most moronic development plan possible. Saanich is just finishing up a comprehensive long-range plan for the Shelbourne corridor and high density along the village centres is key to its success. To squander one of the last high-profile sites in that area on a bargain-basement one storey strip mall is unacceptable. Density, height, mixed use or go home.

Agreed. If this is what is presented to Saanich Council I hope they would reject it.

Keep in mind with any development it goes before urban planners first and those who created the Shelbourne Valley Action Plan would ask for revisions right off the bat.

It was my impression that they wont build until they have some traction from a tenant. I only know as I was dealing with a tenant on another site of theirs and we discussed possible alternatives and that came up. I have no idea if they have gotten any farther with other parties. The site has some issues regarding size and parking requirements so it may not be as easy as a 4 storey mixed use building.

I love how they completely de-emphasized the giant parking lot. This sketch is actually pretty accurate for what is there, it is more about what the sketch doesn't show.

I find the greatest thing about Tuscany Village, and I mean this, it is what I like to call a "through-mall" or "accessible-mall". 

Having the accessibility for pedestrians and cyclists through Teakwood pivotal. It creates a great thoroughfare. In contrast, at Uni Heights mall across the street you have to walk around it, so it really acts more like a blockade.

That is the problem with Tuscany. It is attempting to be both a car-centric mall and a people-centric place and isn't doing either very well. I think they need to push all the parking underground save a few handicap and some loading zones and then actually make the middle portion people space, including patios for restaurants, etc.

 

I would note that Uptown suffers from some of this too (and do lots of other malls that are developing right now)

The undersized parking spaces on the main level are unwelcoming.
