Would the siding panels on the Oak Bay Avenue garden centre proposal be the same sort of stuff? In moderation I wouldn't have a problem with such cladding on neighbourhood projects, as long as different projects use different colours and panel sizes, etc. But methinks "in moderation" is the key phrase. For example, on this Esquimalt project it would have looked much better if the balconies hadn't been covered with it as well. Why make the cladding such an all-or-nothing bet?

Have we seen this overhead image before?

 

It seems like the upper levels of the building in RFS's pic above were supposed to be clad in something different than the rest of the building (or if same stuff, different colour).

I like Esquimalt but I can't make the numbers work here as an investor. A $450,000 mortgage is $2,200 a month so to rent an entry one-bedroom unit here I would need to clear $2,700/month.

 

It's just not doable even with 20% down.

Condo prices are expected to range from $529,900 for one bedrooms to $675,000 for two bedrooms and $808,900 for three bedrooms. Rental rates have not been set yet.

Just shook my head when i read that beauty descriptor this morning....how is this modest development - in this or any other universe - even remotely "massive?" It seems to me there are an awful lot of people on this rock that really do need to get off the island and travel a bit. The vast_vast majority of projects on the south island - including the very largest of them - don't even make page 10 of the local business section in any major city on earth. I guess if you're comparing the Esquimalt project with anything in Butte, Montana or Foam Lake, Saskatchewan it might well be 'massive' I suppose. Beyond that not so much IMO.

 

While a twenty floor building here can still be Page One news, and be cause to tear apart neighbors such is the rancor of the typical debate, in most major cities anything under 30-40 stories is (barely) even considered newsworthy. 

 

In the UK alone just search out Canary Wharf - seventeen major towers, ten of of them over 30 stories and 16 million square feet of office space; check out the Crossrail project; or the Heathrow Airport expansion and scope and scale and expenses involved; or on an even more impressive scale review the La Defense district in Paris - 400+ acres (bigger than all UVic properties combined), 38 million square feet of offices and forty towers of 30 stories or more, nearly fifty buildings altogether fifteen floors or higher. These are all by any definition truly massive projects.

 

Anything currently under construction here, or even remotely contemplated for the next several decades, is peanuts by comparison....

People want to have it both ways. If developments like that are massive then Victoria is covered with massive developments. But those same people would say Victoria is not covered with massive developments, hence why they complain about every new development being too massive.

 

It's the same thing when people want to claim lowrise and midrise buildings are tall towers. If lowrise and midrise buildings are tall towers then Victoria is full of tall towers. But those same people would say Victoria is not full of tall towers.

According to an email from Aragon they are temporarily postponing sales for this project and will instead work behind the scenes on making the homes "move-in ready".  Does anyone know if they have actually sold any of these yet?  Or are they just going to list a bunch of new move in ready condos all at once

The horizontal siding is an odd choice, but the massing and form isn't bad. Too short of course. 8-10 floors would have been better.

I don't think we've seen these renderings before. That penthouse terrace space looks incredible.

Vancouver-based Aragon, owned by Lenny Moy – a sometime resident of Sooke – isn’t rushing to get people into the buildings. While they have an occupancy permit on the first condo tower, they’re ensuring all the details are right before launching the sales campaign, says development manager Luke Ramsay.

 

Similarly, Aragon is waiting to partner with the right operator for what will be a ground-floor pub/restaurant space – COVID-19 challenges notwithstanding.

You can buy a reasonably nice SFH in Esquimalt for the price of their three bedroom. Dont see the value here.

Aragon has become one of the largest landowners in Sooke’s town centre over the last couple of years.

As for value, for sure you can buy that house. But you’re talking about two very different types of housing here. One is a mid-market smaller SFD with no views and quite likely in need of upgrades/maintenance, the other is a brand new home with views over the Salish Sea in Esquimalt’s town centre. They also cater to different lifestyles, and for navy members who may be at sea for nine months at a time the condo represents peace of mind a SFD wouldn’t.
