I received a notice about this proposal in the mail today. There will be a preliminary community meeting on July 5, 2017 at North Park Manor. I can't recall the exact time, but I will try and update this post later with specific details. The developer is Praxis Architects, but there doesn't appear to be any specifics on their website regarding this project.

 

The CALUC meeting will be before the regular monthly meeting at 6:30 in the Garden Cafe at North Park Manor, 875 North Park St. For clarity, CALUC at 6:30, regularly scheduled programming at 7.

They have now filed for a rezoning - the proposal is for a 19-unit rental building.

Are those the original houses at the front, or just "fake houses"?  It seems overly complex.  Just build a nice-looking apartment for gosh sakes.

Retaining those non-descript "heritage" houses on the Caledonia Street frontage takes what might have been an interesting proposal and just makes it look awkward. Despite being directly adjacent to my property I am rather glad I won't have to look at this mess on a daily basis since my condo faces North Park Street.

I believe the existing "heritage" houses are to be retained and "modernized".

 

Edit: From architect's letter to the CoV: "Proposed as an integral part of the scheme is a new house to complete the streetscape..." So maybe one of the 2 "heritage" houses is a fake.

I am puzzled about the proposal for a "pocket park" at the south end of this development.

I think there's some confusion on this whole park business. There's no park proposed in this development, unless the plans are completely wrong. The entire south end is parking spaces.

I think that Praxis is just overstating what is in the OCP, which is that CoV would like to see a park built somewhere in the neighbourhood, with an approximate location between Balmoral and North Park (Green circle, below). Approximate location of this development is in red.

Caledonia Avenue is identified as a collector (Map 4 – Functional Street Classification) as well as a shared greenway (Map 6 – Greenways Network). According to Map 9 – Parks, Open Space and Recreational Facilities, a new park is being proposed immediately south of the property.

 

In their renderings they depict green space and they refer to a proposed park immediately south, so yeah, I guess they could be overstating what's in the OCP but the letter is poorly written and the rendering inaccurate if they mean within a block to the south.

That's what I keep seeing as well.

If that rendering showing "green space" is accurate and to scale, it would appear the park is going to be built into the NW corner of my condo building.  :eek:

My condo is on the opposite end of the building so I won't be directly affected...although I suppose it might be nice to walk down the hall and sit in a tree.
