A proposed 48-unit condo building on the former Pic-A-Flic Video site in the Cook Street Village is headed to a public hearing.

Aragon Properties plans to demolish the commercial building, two houses and a duplex at Cook and Pendergast Streets to build a four-storey condominium with businesses on the first floor.

Almost 3 years since this proposal was first announced and progress is practically nil. Just one more reason to be ashamed of our local government.

A basic, 4-storey residential building in a part of the city designated for exactly this sort of development and 3 years into this proposal, the CoV Council still hasn't been able to make a decision? Has there ever been less competent governance than currently exists in Victoria?

Good on Aragon for not caving into certain city councilors that are trying to extort an unfair position. City council ( you know who you are ) needs to provide better flexibility to builders when they ask for under market value suites.  Use credits towards the construction of alternative buildings/suites where land costs are lower and builders can supply affordable units.

Nor making housing more affordable, but council's demands make their voting base happy.

Taking years to approve a trivial residential building is precisely what those who voted in this council want. No private party shall supply housing without running through a gauntlet.

Did Aragon consider turning the site into a campground?

It could be stratified, with bunk beds. It might take pressure off high demand sites located on ChopShop Alley in Beacon Hill Park.

3+ years in planning and nothing to show for it and we wonder why housing is so expensive in the CoV.

This is going to a public hearing on Thursday Nov 26.  

Did council approve this project last night at the public hearing? 

It failed on a 4-4 tie due to affordability concerns.

Well that's 48 fewer homes, so for sure local housing prices will go down now.

I think their argument was that it would require the demolition of 4 rather affordable rental units in the existing 2 SFHs on site, in exchange for many units that would all be unattainable to anyone with similar income levels to the people that would be kicked out for the development. The cash in-lieu being offered wouldn't even cover a fraction of the total construction costs for just 4 affordable rentals elsewhere in the city to replace those that are lost. 

I'm disappointed however, as I do think it's an attractive building and I'm always supportive of pedestrian-oriented developments that further densify car-optional neighborhoods. 

Suppressing available housing stock will never create affordability. Of course the law of supply and demand is lost on the majority of CoV council.
