You must have missed my architectural diagrams, perhaps they seemed too slick for you.  Townside Manor loses zero parking stalls.  My housing is elevated over their parking lot, they park under us.  See the red car, bottom right?  It is a resident of Townside.

And the owner of Townside Manor is rewarded handsomely by the developer of my building.

I'm not sure if you follow, but the developer of the new building has been given "free" land.  Free dirt from the City and some "air rights" from the Townside owner.  When you have free dirt your rental project can be very lucrative, even at low rents.

 

The Townside owner does not even demand much, since his tenants even now have the benefit of covered parking they did not have before.

 

This thing is ALL WINS.

They will only live there if they feel it's good value.  That's the key.  Market rents means willing buyer (renter)/seller(landlord).  It's not poorly built, it's very nice quality.

 

Nparker I know you work for the government, where your salary is paid by us taxpayers and is not at all tied to the value of the work you produce (high or low), so it's hard for you to understand a totally free market with willing buyers and sellers.  But this is it.

I'd say, but they are very busy with work now and do not need the referral.

How much do you think a 195 sq. ft. unit will rent for, if we had, say, 1,000 of them available?  I'd say $400 to $500 at best.  These can be built.

 

(The Dominion Rocket has a 195-sq. ft unit.)

I can't solve all the problems.  I'm just trying to get people off the streets.  Almost all of them are single and/or childless.

You're absolutely right, but adding units like these would likely easy the supply issue on the low(price) end of the market in general.
