I lived in Burnside Gorge for close to 10 years and we may as well not have been on Vancouver Island for all the City cared. Policing sucked. City would hold all their meetings in an industrial area with no parking for the public. The area was promised a connection between Maddock and the Galloping Goose as a priority park/land acquisition by the city in 1991, it still has not happened. I could go on for pages......

It is beyond me why people get so upset about insufficient parking at public hearings. Would it not be a benefit to the community to have fewer cars driving up traffic in your neighborhood and instead have more pedestrians, cyclists and transit users? Are the complaints typically from those who want to live in the building themselves?
Makes sense if you indirectly want to throw up roadblocks for the project. “More parking” means a higher ratio of stalls to units, which more $$$ or less units.

Proposal is now five storeys, and has dropped 10 studios for a total of 72 units. The unit mix is:
- 30 units at income assistance rates ($375/month) with support services available on site;
- 8 units at affordable rental rates ($750/month);
- 34 units at moderate income rental rates (ranging from $850 - $1500/month).

Unless the income assisted and affordable units are built to a much lesser standard than the moderate income units, who would pay $1500 to live in a unit that somebody else is paying $375-$750 for?

Yes I would assuming market rent is still higher. Just cause someone (who I would assume is less fortunate) gets a better deal than you, would that stop them from appreciating a chance of a decently subsidized unit?

^ That's seems obtuse. Perhaps the question is why would someone want to pay the higher rate than their neighbour?
Having said that, many years ago I lived in a co-op building where your rent was indexed to your income so that people were paying different rates for the exact same type unit and there was always a waiting list to get in.

As a resident of this area I still say no. How about James Bay take a bullet for once?
The largest problem with this is access to land, as with any developer. CoolAid have an asset here in land they own and a building at the end of its life. They are leveraging this asset and using it to create more affordable housing. If you could give them $5-$10m for a piece of land in James Bay i'm sure they would happily take it and build.
