I'm happy to see the "70s curves" have been exorcised, I am just not sure the exposed concrete is a vast improvement.

are those entrances to individual units? Not sure what's going on there. The dark cladding on the upper stories and "green" roof looks awesome

RFS: The door on the right is the common access to the upper floor units. Two doors on the left are street level front doors to the two units directly above them.

I kinda liked the '70s style bulletnose elements. But the rough concrete is a good alternative. This is not polished marble town, sonny.
Not really thrilled with losing a nice 1908 house when there are so many empty lots and dilapidated eyesores everywhere but so be it. It's a good fit between the two existing buildings.

I am sure many will disagree, but that doesn't necessarily mean I am wrong. I am mostly concerned with that concrete cave/children's play area/driveway combo.
It looks like both an accident and a tagging opportunity waiting to happen.

Any word on size, pricing, floor plans? How many townhouses versus condos?
We actually consider every unit to be a townhouse since there is no interior corridors per say, there is a exterior shared courtyard and all units have "front" doors off this courtyard. The unit mix is as follows:
- Three one bedroom units ranging from 520sq.ft to 560sq.ft (two of which are price restricted with CRD/BCH)
- Five two bedroom units ranging from 915sq.ft to 1150sq.ft (all have rooftop patios, two have front doors on Parry)
- Three, three bedroom + den units ranging from 1385sq.ft to 1500sq.ft
Floorplans are available in the DP set submitted to the City.
No pricing has been set, we have learned our lesson on this as construction costs are currently highly unpredictable and the approval timelines are varied.

I think overall this is a nice infill in James Bay. The final phase of Capital Park will be underway soon. That area of James Bay will be quite the happening neighbourhood, when this project and CP are done.

Agreed. From the pedestrian perspective the street level doesn't seem very appealing. I also don't see all that exposed concrete aging very well. Maybe it just reminds me too much of mid-20th century Brutalist housing projects.

Oh no! Another one approved for PPPdev, nothing personal at all, I appreciate your sharing and discussing here, but your company’s projects create pedestrian dead zones and just won’t age well at all. Can you guys/gals come up with a new signature look - please! Think of the children...
They look better than most Abstract projects.
