I just don't see why the little section along the street needs to seem so somber. You get my meaning? Is the long-term goal to de-quirkify that part of Cook and make it super straight-laced or something?

I like the new build, and the material palette works well with the massing and articulation. It's the restoration of Wellburn's that I don't like. Keep it red. Or go full quirky and take a page from Lower Johnson. Even a dark grey if the monochrome design is important to the developer. It just needs something to better distinguish it from the rest of the building.

 

Very brutalist and imposing.  Should be a good fit for the new neighbourhood.

 

Brutalism is fine when done right, and what really makes or breaks brutalist buildings is the landscape design. The concept from the CALUC did a better job showing this.

It's not shown in the renderings, but the pass through is gated. The entire wall of the new build commercial unit is glazed, and then the ground floor residential units also have some glazing. The restored building definitely needs some punch outs or at least a mural.

Well, this is Victoria, after all. I'd have to be suspicious if we didn't get this reaction at every new development project.

 

As for the render, I suppose a nice thing to say is that the new portion does not heavily clash with the old.

I always laugh at "we're becoming like Vancouver" being an actual, popularly employed insult in this sort of context. Vancouver's main development issue is that the rest of the city (let alone the region) isn't actually on board with Vancouverism... thanks to the fact insufferable but politically active NIMBYs like those found here are just as common over there.

People who are saying "we are becoming like Vancouver" will be dead and buried for a long time, before Victoria will ever look like Vancouver.

 

Hopefully the Victoria City Council does not pay too much attention to such extreme views.
