Chard Development has delivered 10 residential offerings in the Capital since its Corazon project was built on Cormorant Street. Nest launches as the company's 11th Victoria project.

 

Nest will be comprised of 107-suites, with starting prices in the $420,000s.

 

Its second floor will feature a daycare facility, and its ground floor will be suitable for a restaurant-type tenant. More on resident amenities within the link below.

According to a TC article BC Housing puts in the 10% and it's a payment free/interest free mortgage.

 

They take 10% of the sale price when ever you sell it or 10% of the current market value if you pay back that mortgage. 

 

So if you buy a $500,000 unit and they kick in $50,000. If you sell it for $600,000, they get $60,000.

 

I'm glad I bought in on the Vivid model...

This sounds like the federal model that’s already available, with the feds kicking in up to 10% for a pre-sale for first time buyers.

A couple of units from Nest went on the MLS this afternoon.

 

Unit 709 is a 2 bed  2 bath unit with 836 finished sq ft + 135 sq foot balcony and is being offered for sale @ $754,900 + GST.

The trees out front have just been fenced off, Panago has departed, not sure of the status of the laundromat, but all signs point to demolition any week now.

Great news Kapten! Pushing and solidifying the downtown borders. The development I'm most excited about right now is Mod on View and Cook. Also looking forward to the rest of the Mazda site being developed. This whole area will be a massive construction zone for the next 3 to 4 years. Mod may be nearing the completion of their excavation? Fastest in Victoria history!

My understanding is that's one of the benefits of this being associated with BCH - the units are being sold at appraised value, which can be a good deal lower than what the market could bear in a hot market.

It's a smokin' deal for those who qualify, that's for sure. If one's goal is the enter the market you have to take advantage of these creative programs, even if it takes some effort to understand their inner workings.

I'm from the mainland, I was wondering if the area where Haven will be built be safe? I heard to avoid Pandora. Are there any criminal activity/break ins that occur around Johnson St? I thought this would be a good area since the Harris Green Village is going to be built and its on the edge of Fernwood.

Personally, I think it has become a terrible area. I would not put my money there.
