A proposal for a five-storey affordable rental complex with a ground floor commercial unit could replace a strip mall at Brentwood Bay's Roundabout Square shopping plaza. If approved, the project will deliver over 100 rental apartments to the Central Saanich community.

This is my old stomping grounds. A redevelopment here is long overdue.

What sort of nimby fight should they expect here?

less of one that they should have to because they've chosen the slightly easier path.  replace an eyesore.  try to build on virgin land and it's a much tougher battle.  the price paid is higher land cost though and higher price for the finished product.

I am sure there will be some NIMBY backlash, but densifying this location really makes sense.

It's also the latest among several similarly sized condo and rental buildings along that strip. This should sail right on through.

How about some quotes from the Brentwood Bay Facebook group:

  • If you want Brentwood to turn into Goldstream Avenue, then sure, go ahead.

    • I'm so torn on this. Yes we need housing but it's going to over populate Brentwood even more

  • This will not go well.

  • I've got the not in my backyard opinion on this. I know affordable housing is needed, but Brentwood is great because it's not overpopulated yet.

  • Hate it. BB already a victim of urban sprawl and has changed from a lovely village to just another suburb of Victoria

    •
  •
Roundabout square and affordable rental, both perfect oxymorons. How about ensuring the infrastructure is in place first, have you tried to get a doctor in BB ? Buses along W S road? BB had already become the shortcut to Langford and the highlands and traffic gets backed up from the lights at Wallace past Stellys (pre Covid) Not against ‘affordable rentals’ , whatever ‘affordable’ is, but don’t put the cart before the horse.

  • Well there goes little old Brentwood. I remember when the main drag (west saanich), still had houses. We aren't meant to be over populated, with condo buildings everywhere

  •  Too bad... makes me miss the old Brentwood

  •  Brentwood is too small for these developments. Have these developers heard of Saanichton?

  •  I wonder if we will vote on this or will it get shoved down our throats?

Ok, not every person was negative. Some were supportive, saying it was needed and better development in the village than on open land.

But I am a little surprised by the amount of NIMBYs.

The above list of "no" was just a small sampling.

Ok can't resist a few more negative quotes:

Not impressed! We moved to Brentwood from Gordon Head almost four years ago to raise our family in a small town where everyone knows everyone else. Now there’s multiple 4 story apartments going in behind us on Stellys and now this plus they just finished the townhouses on Stellys not long ago.

This makes me so mad. If we wanted to live in Langford, we would have bought a house in Langford. We’ve had enough condos and townhouses built here over the last few years. Just leave it alone! I was raised in Brentwood, and am now raising my kids here because it is a SMALL town. Canada is a big and beautiful country and there are plenty of more affordable places to live here. It’s not like the choices are Brentwood Bay or nowhere. We don’t all need to be jam packed onto the tip of an island.

I'm not. Our region has taken basic NIMBYism and turned it into an art form. I wouldn't be surprised if it isn't eventually offered as a 4-year degree program at UVic.

This conversation about overpopulation is a worthy one. It will last a lifetime and beyond.

Southern Vancouver Island will never become undesirable.

Those of us who live here are going to have to come to grips with the pressure.

This topic reminds me of when the Corporation of the District of Saanich established the Urban Containment Boundary. Was it meant to be elitist, or was it meant to preserve a lifestyle? Was it meant to prevent overpopulation?

When should a community discourage growth.... especially when it is one of the most desirable locations on the planet?

More importantly...why?

Just wait for Costco to come to town.

The peninsula has huge tracts of First Nation land and they're hot hot hot right now. While development on non-First Nation lands is contested, the nations are pursuing huge projects that are out of (political) sight and out of mind. Now as Brentwood Bay debates the BC Housing proposal, there are four apartment blocks coming to Stellys Cross Road west of West Saanich Road literally a stone's throw from Verdier Avenue.

Funny you should mention Costco, see the last part of the most recent Facebook comment:

A little bit of development on the main strip in Brentwood is a good thing, as long as it doesn't sprawl like Langford. A few more people might mean a few more small business can move in. Maybe a restaurant or twono big business

If it materializes up there, it'll be on First Nations land and Central Saanich will partake solely as an observer of the process.

Let's not forget that the province is installing a fly-over onto Keating. They are anticipating an increase in density out that way, and we're seeing that now with the BC Housing proposal on Verdier and the four buildings coming to Stellys.

Any development currently underway for the FN land farther north on W Saanich, like near McTavish or Pat Bay?

It's not very opaque, so it's difficult to come across that sort of information unless you're engaged in it somehow or have contacts that are. On the Peninsula, I only know of projects in Central Saanich on FN land.

... as Brentwood Bay debates the BC Housing proposal, there are four apartment blocks coming to Stelly's Cross Road west of West Saanich Road literally a stone's throw from Verdier Avenue.

This will only add fuel to the NIMBYs fire as to why the Verdier proposal should not go ahead.

BTW, are there any details regarding the Stelly's X Road apartment plan on FN land?
(if they are in another thread, please advise, as I don't want to derail this one)

It's a bit complicated. I'm working on more info.

But the initial team involved in that project is no longer involved, and there was some legal mumbo jumbo that took place.

Can you name any projects that have been built on the peninsula on FN land like what we're discussing here? All I can think of in the past decade have fallen through.

Isn't there a housing development on Stelly's near the fairgrounds that is on FN land?
