Can the city handle two 150,000 square foot office towers going up in tandem? Where is all of the demand coming from?

I don’t have evidence but I suspect that BC Pension Corp may consolidate space in the new Jawl building.
Ironically, Covid may be increasing demands for space: Social distancing requirements and requests mean that some local configurations won’t work for a return to office: their open concept floor plans are too “high density”…

I should also note that BC Ferries is over-capacity in their Atrium space so - as an existing Jawl tenant - they may have eyes on space in the new building across the street…

Or possibly, BC Ferries is hoping other tenants can make way for them in a new building, and they can expand into their space.
The thing about the Atrium is it looks huge but it has a relatively small usable footprint.

I've been to the BC Ferries offices pre-pandemic, they were pretty tight in there. The Atrium really gives an illusion of providing more space than it actually does.

Not to mention the fact that, as Langford has become more developed there is more and more neighbiurhood opposition to various proposed developments…
I’m confident that this proposal will pass.
