Jawl Residential is proposing to build a 6-storey, 30-unit rental building at 1030 Fort Street (currently a single-storey building with Sally Bun and a few other businesses).  There are plans to include street-level retail as well.

Just hope there's no driveway to underground parking to break up the streetscape

There will be zero parking here due to soil conditions at the site.

This is Jawl Properties' first downtown Victoria project in some time, perhaps the first, period? Typically Jawl Residential is involved in housing (not affiliated with Jawl Properties).

 

One of the interesting components of this project is the decision to pursue hydro 100%, in lieu of connecting gas to the property.

Welcome the density, but I don't see how that building is 'contextually appropriate' in that specific location...it'd look great closer to Herald and Government.

The existing building is only one storey but the four storefronts work perfectly today, you couldn't ask for better. 

 

It just seems like another relentless push to demolish every last quirky and interesting building on that side of the street until it looks just like any other street.

 

I think the Mosaic is four-storeys, but with taller ceilings as it’s a former office block.

 

Mosaic is six office-height floors.

The reason why you have some quirky retailers in many of the older buildings downtown is because rent isn't $45 per sq ft!  The problem with the "ground floor retail" developments is that the owners need to recoup their costs and the quirky retailers can't foot the bill so you wind up with yet another Starbucks.

This is too true. I think it's possible for a unique business to to make it work in an expensive location (Bear and Joey, Habit), but it's certainly harder and they can't take as many risks. It's a tradeoff when a city grows up, and probably unavoidable.

So far we’ve been fortunate with local businesses taking up new retail spaces, for the most part.

1008 Pandora hasn't done too well yet.

Even though it is currently occupied by a low-density commercial building, that row of single-storey tudor style shops fits in with the character of the block. Having this taller structure amidst character buildings will ruin the look of this part of the block. Jawl should have bought to develop 1010 Fort instead. Just my 2 cents anyway.

Jawl Properties, the project proponent, targets local/regional restaurant and retail businesses for the ground-level space of their downtown projects.  This is why we find The Sherwood and Tacofino at 750 Pandora / 1515 Douglas as well as businesses like Zambri's, Habit, Cook Culture, and Superbaba at the Atrium.   This obviously isn't the case for every developer, but Abstract did manage to find local business tenants at Black/White (near this proposal) and the nearby Jukebox has attracted Ralph's Barber, Hager Books, and Ox King Noodles (though it replaced a vacant lot rather than replacing an existing retail building).

It would be a real shame, and indeed unfortunate, to destroy something unique such as these which can no longer be replicated, only to replace them with something generic and ubiquitous found throughout the city and country.

What’s the big deal? The two faux Tudor buildings are staying and the middle single story retail shops are going.
Not much overly special about those retail buildings and this will be a nice 6 story addition.
