A rendering of an 18-storey mixed-use residential and retail proposal for 4512 West Saanich Road, currently occupied by the Med Grill restaurant in Saanich's Royal Oak neighbourhood. I'm all for it, although it will definitely stick out in Saanich with that height. Hopefully it will spur some more towers in the areas North of Uptown.

12 stories higher than anything else in the area speaks to some sort of hidden agenda, and looks more than a bit tone deaf (and ultimately quite foolish).

To be fair, eventually someone has to be out of the gate with these high density projects Saanich council says they need. And my understanding is the proposal was much shorter, then Saanich asked for a portion of private land to be given to them for future road expansion, they decided not to allow some trees to get removed (forcing a slimmer building profile), they will have a restored heritage building of huge significance to the muni (it would be easier to knock it down and build housing on that land), underground parking, and most importantly the project will deliver affordable rentals plus market rentals Saanich council is saying they need. And to pull something of that magnitude off today, you need density, and lots of it given cost realities.

Meanwhile, at the commonwealth pool they just approved an 11-storey project on a rise, and down at the Bird of Paradise Pub site there’s also a highrise proposed. Last I heard the height there will be 10-storeys and across a lot of land (quite a large footprint).

Nothing will happen for at least a decade. I suspect they just want to get the site rezoned so that it can be flipped down the road.

 

From what I am hearing, several projects that are approved and underway are at risk as lending is tightening up and costs skyrocket.

I would imagine, that someone looking to flip, would not have pursued a design of this detail and at that cost, and pursued a proposal of this magnitude.

^ I would agree but I think what every developer is trying to do these days is included some level of "affordable" (but not really) housing that they can attach a BC Housing "partnership" to. On that basis then they need to do a little more prep work than just a nicely rendered drawing.

Roger Graham, Royal Oak Community Association president, said his group aims to respond to the proposal within a month or so.

When association members saw an earlier presentation from the developer the tower was lower at 16 storeys, he said.

“We as an association are well aware that Saanich municipal council is placing a priority on increasing density and providing for affordability.”

The association is not opposed to development, recognizes the merit in greater density and the need to provide affordable housing, he said. “We also have to reflect what we are hearing from our community members.” At 16 storeys, the proposal was “problematic,” he said.

“There’s nothing around it even comparable to it.”

Form is very much out of character for the area. Travino and Radius are much lower in height, 4-6 stories. I doubt this will pass as presented. Nice to see some affordable rental units, however. Good luck to the developer. I imagine they will develop their own building, which currently houses a law firm, across from the Royal Oak school house.

Why build a bunch of smaller building slowly leading up to 18 stories taking years to get there.

 

Start with 18 stories and build higher from there ... that is If you are serous about providing higher density housing.

 

That area could easily support multiple highrises as so much of the critical infrastructure already exists.

That's right.  The area of say Quadra and McKenzie has a mix of taller and shorter buildings, seems to work fine.
