Not convinced most of the denizens of Oak Bay Lodge care what neighbourhood they are in. It's more their families one should think about. I think this is a somewhat unfortunate area for a care home just because there are no decent parks nearby to take your family member for a walk in.

 

The fields at SJ Willis are just across the street. It is not technically a park but perhaps some people at Oak Bay Lodge will go for walks there.

Notice that earlier in this thread we had discussed a previous seniors housing proposal on this site that had fallen through.
 

Not sure what Oak Bay missed out on.  Its the seniors who now have to live in Quadra Village  :whyme:

There is already a massive seniors housing complex at Blanshard and Hillside and the newly built Ross Place at Hillside and Ross Lane, so this development will actually fit right in.

how's this. obviously people cut across that field, and in this case I think that whatever goes there shouldn't get in the way, which a spread-out building would probably do. if anything those paths worn into the field should be paved since they obviously get enough use. it must be from people using the bus stop that the corner of blanshard & hillside. if there were two buildings, one next to blanshard court, & one facing hillside it would leave plenty of space for a nice park (or plaza, or whatever) in the middle. & maybe a skybridge connecting them. it would also leave open the option for building up quadra street to create a third side to the square there.

Seeing as how there's a lane on the side of the property, there shouldn't be any need for massive setbacks/parking lots/vehicle access along Hillside, right?

It will be walker gridlock across Blanshard Street to the pizza joint.

New seniors' care home moving forward in Victoria 
 
 The provincial government has approved the CRD's plans to develop a new residential care facility for seniors, on the former Blanshard Elementary school site.
 
                  The property at 955 Hillside Avenue,  purchased by the regional district last year, has been designated a health care facility, under the Hospital District Act.

I wonder what will happen with the Mt Tolmie facility site; I grew up literally up the street/hill from that facility and can remember participating in Grade 2 Christmas Carolling concerts for the residents there......back in 1968. SIgh.

 

I would guess it would be a prime lot for a condo assuming they tear the existing building down.

 

Sure to be much_more interesting and *fun* will be the disposition of the Oak Bay Lodge since everyone knows they'll go out of their minds stir crazy regarding any proposal higher than RJAG's doberman's shoulder....

It was the first stop on my second afternoon (Times) paper route.  Just two residents took the paper, and quite frankly I could not stand the smell in there.....back in 1980. SIgh

That will have to be a decent shot of property tax for the city. Unless medical facilities have some kind of exemption.

If it were not for the sterling efforts of local businesses and residents, we would not have such a vibrant Quadra-Hillside village, in spite of current density and traffic issues...

 

Hmmm. So the neighbourhood is vibrant despite the negative effects of density and traffic?

I would call it a grassy, overgrown, unkempt field nobody uses except for some hobos and the occasional dog walker. In it's current condition, it is an eyesore. Let's not pretend it's Topaz or Beacon Hill Park.

 

I do agree that it would be nice if the new facility provided an improved public green space. There isn't much in the area. There's a little playground on Wark St, and then of course the two big derelict fields off Hillside. If the health centre puts up some nice buildings and provide an actual park and/or playground, the community would be much better served IMO.

Well, if it weren't for all these people and all that activity, the neighborhood would be perfect dontchaknow?

The proposed residential facility brings huge amounts of service, hospital, staff and visitor traffic and parking without the attendant benefits of patronizing local business.

 

I'd say that's the first issue that we need to tackle. It should be legal for facility employees and visitors to buy coffee or lunch on Quadra.

Do we want those people mingling about with the residents of Quadra-Hillside, though? Scrubs just don't fit into that neighbourhood.
