Uhh, the other side of the street is mostly retail. I am with G-Man, this is incredibly stupid that they didn't include active retail (or something). Apparently there were zoning issues and issues with building ownership, etc. if they had retail

 

Unpopular opinion warning. There's something to be said about not having the Quadra Village urban fabric merge with the Hillside/Douglas urban area. If the landscaping is appealing this could be a nice oasis. But the overall design is very generic institutional.

small offices in the apartment building with parking right behind and then the strip mall. any dedicated parking for retail or commercial in this centre would have to be underground or on kings.

The City could have negotiated a road dedication to widen Hillside to construct on-street parking. Additional parking could be located off of the existing lane that runs parallel to Quadra. The site is massive compared to most development sites, so I am sure the professionals could have arrived at some sort of solution, resulting in a better project.

Compared to many projects in the CoV the development of this piece of land seemed rushed and it shows in the end result. Of course by this measure, whatever ultimately gets built at the Northern Junk site should rival the Taj Mahal for beauty and architectural significance.

When the office building on Quadra near Hillside was built I remember some people acting like it was massive for the neighbourhood. So check out this place at 1:13 of this video.

Some views from yesterday, starting at the southeast corner (close to Kings Rd) and then counter-clockwise around the site. 

 

In the 4th photo you can see the back-up generator.

 

I believe they are estimating completion in another 10 months or so, but I'm not sure if that is for simply the building construction, or including the interior fit-out of specialized equipment, food services, etc.

THE SUMMIT AT QUADRA VILLAGE

This state-of-the-art, 320-unit residential and dementia care facility provides private rooms to all residents and offers secure outdoor spaces. It also features amenities such as a hair salon and physiotherapy room, along with an on-site dialysis suite.

 

. . . the Summit at Quadra Village will become the new home for residents of Oak Bay Lodge and Mount Tolmie Hospital. The project employed an integrated design process with construction management procurement and an overall construction budget of $65 million.

 

All bedrooms are private, single-occupant rooms complete with an ensuite bathroom and shower. Floors are organized into houses of 24 residents with the ability to subdivide into smaller pods of 12. 

 

The building features robust resident services and amenity spaces, an adult day program for 30-35 seniors, and it will be the first facility in the province with an on-site hemodialysis clinic. 

 

The design prioritizes both resident quality of life and operational efficiency, with compact centralized staff areas surrounded by perimeter resident common areas facing onto landscaped gardens.

It's sad that people in the twilight of their lives are going to have to live in a project that appears to be only a slighted altered design for a prison.

Strikes me far more of a hospital feel, not a prison. I suppose space is a premium, and this is assisted living, right? In terms of economics, it's probably a pretty efficient way to do it?

I was thinking more in terms of aesthetics than function in my assessment of S@QV. I appreciate that the Quadra Village isn't exactly known for its outstanding architecture, but this bland edifice isn't going to inspire the neighbourhood to lofty inspirations in the future.

The exterior reminds me of RJH. Hospital. Sure, not as nice as high end assistive living; you do get what you pay for, no?

Then they should be saving their money for retirement.  Don't save and you get a shoebox and a closet like this place, if you save you can get a private place with a living room, separate bedroom, etc, etc.  I was bidding some work in a government nursing home years ago and it was an eye opener for sure, so much that I think it should have been mandatory when you reach 25 you get a tour to show what happens when you don't save for retirement

I live near here, and see this place every day. It is very institutional looking. And it blocks my view of *gasps* SJ Willis.

there is likely some truth to this.  also where senior people live is sometimes a reflection of how much their kids and grandkids are willing to pay.
