Forgot to mention all the units in this development have an HRV. Looks like a pretty serious unt mounted to the ceiling in the spare bedroom closet.
First building in Victoria I've seen with in-unit dedicated HRVs.

Heat exchanger - fresh air. Basically a ventilator that keeps heat in.

I like the way these buildings are surrounded by oak trees. I wouldn't mind seeing a Merrick-style building in the same environment. I'd probably sell all of my VV shares and move right in.

Latest update on Phase II here is
"The Developer estimates that it will complete construction (as evidenced by obtaining an occupancy permit) during the period from late February, 2020 to early March, 2020."

After looking at a few around uvic yesterday in the 525-590 range, the two bedroom C floor plan at the Lyra for $650 seems like a bargain. Walkability isn’t good at all, but the 26 stops just out front by St Andrews and takes you to uvic or Tillicum for groceries.
Maax shower and bath hardware, lovely appliance package, gas fire places in all units, fit and finish looked great. Handsome buildings.
No PTT but GST is a killer.

I used to live in the neighborhood and it was horrible for walkability. There’s no east-west route for walking besides McKenzie, which is loud and smells like exhaust from all the large trucks passing through. The sidewalk in most sections is not even wide enough for two people to walk comfortably side by side. I would never choose to live in the area again. The only upsides of the neighborhood for me were Swan Lake and Christmas Hill which are some of Saanich’s most beautiful parks.

Realistically, no one is living at Lyra who doesn't own a car or have regular access to one.

Not a great neighbourhood if you want to walk and get a coffee and a muffin. Great if you want a five minute walk to your choice of churches, though.

sheesh. it's a 12-minute walk to saanich rd. - same as walking from the johnson street bridge to the ministry of health. or the legislature doors to the irish times pub. it's not like it's in the middle of nowhere. it's 18 minutes walk to quadra centre.
walking is good for you.

The only pedestrians you see on that part of McKenzie are homeless campers heading to the Pat Bay cloverleaf.
