Three Point Properties is redeveloping the old Bossi house at the corner of Johnson and Vancouver Streets.

I've see some action on the Bossi House, but, when will they build the rest?

woah, looks not too bad. I love the 1900's brick arches and windows. That is, if they pull it off with real brick that matches.

Yet another project Three Point Properties has given up on in the downtown area (Sawyer's Sewing is still in limbo).

This recent development boom hasn't been nearly as big as most people think. We've had several projects in the city and a bunch in the suburbs that were nothing more than phantoms.

Just a week ago there was lots of construction behind the existing house, I think it's still proceeding, maybe tht's an old listing.

This project will now have office space in the old heritage house and three new townhomes built in the back.

I met with the developer and architect this week. They are holding off on the townhome in the back concept for the time being. Three Point Properties will move their offices here and the back will remain gravel parking.



Here's a heads up: in January we might see the Province approve five storey wood frame construction. If and when that happens, expect to see that new code applied here and at other projects.

They will hold off restoration of the rooftop widow's walk and front porch until it's one day turned back into residential.

New addition in back to have small (360-400 sq. ft.) suites. Four storeys, four suites per floor. No parking. Pricing may be $200,000.

Are there suites below grade? Or is that to be storage?

Pretty small units with low ceilings and w/o much light, particularly if the stripmall ever gets rebuilt. I'm a little surprised that they've tried to cram this onto this lot, but I suppose if they can make them profitable, some cheap apartments are a good thing. In this case, I'd argue that a taller small building would have been better - it looks like the only design criteria was having the rooflines be the same.

A previous design had underground parking but this version is completely above grade. There will be no parking for these units.

In this case, I'd argue that a taller small building would have been better - it looks like the only design criteria was having the rooflines be the same.


The neighbouring condo to the east is not thrilled with the proximity of this building. Making it taller would not make them happier. And the heritage planners at City Hall felt this building should be below the roofline of Bossi House.

The Mosaic building, a converted office project, has 11 foot ceilings and it makes all the difference. Those suites are also in the ~375 sq. ft. range. So, no, they will not be the sunniest buildings on the market.

I am not happy with the pink/brown colour of the bricks. That colour paint is being used too often in Victoria. My preference would have been restore the
old bricks to the original the way they have done to a building on Langley St.

Everything else looks so good, the brackets, the door frame all restored to look like the original. The widow's walk will likely go up soon.
