Another important factor is freezing. One can skate down the exterior corridors at the Shutters on a cold night after a good drifting rain. California yes, Canada.....not so much.

I really don't like the cheap-motel entrances to the suites off a common balcony.
If they all come with the Blonde on the third floor it's not so bad!

Architect Barry Cosgrave beams with pride as he shows off his latest creation.
His team at Victoria’s Number 10 architecture are overseeing the final touches at the Bossi House condo building at 1007 Johnson at Vancouver Street. As cleaners dust and vacuum the tiny residential suites in the four storey addition to grocer Giacomo Bossi’s former home, Cosgrave gives me a tour of the Harris Green’s newest mixed-use project.

Her posture suggests that she recently shot heroin.

I wouldn't mind living in one of these suites, the one with the bay window facing north. Wondering about how sound proof it is. Triple paned windows?

I don't think builders go out of their way these days to sound-proof places.
Triple paned windows? Unlikely. Triple paned windows are generally used only in cold climates to help with thermal insulation. For sound insulation usually standard double-glazed windows are used but with one piece of glass laminated like a car's windshield.

I don't think the old building is residential, it's office.
It is a terrible setup - this retrofitted building does not even have handicapped entrance or great parking.
Terrible job - I still don't get the heritage value.

Don't get the heritage value? Show me another brick house in Victoria.

There is an handicapped access at the back of the heritage building thru the condominium that connects both buildings.
Terrible job - I still don't get the heritage value.
Our idea of refinishing the bare brick and seal it properly was banned by the city of Victoria, they didn't even let us power wash the brick before we painted it but, we did our best to make it look great again.
As per parking, the building doesn't have one, it is a parking lot next door, you gotta pay for it, same as the rest of downtown Victoria.

Were they worried about the mortar?

^ I can not imagine the building inspector not allowing you to pressure wash the brick before painting it. Can you go into a little detail here to explain?
Were they worried about the mortar?
You were threatening the building inspector with a mortar?

The brick was way to soft and the mortar was falling a part where we did the test, everything was turning into mud and the city of Victoria said to stop it, they didn't want damage on the building at all.
Another option was tuck-pointing the entire building but due to an unrealistic budget for that it was not possible.
We ended up cleaning the dirt by hand with a wire brush very gentle, applying a coat of sealer and 2 coats of elastomeric. It should last a long time now.
