Didn't the Falls come in somewhere around $80 million? Aria, Shutters, and Swallows Landing were all cheaper by quite a bit, yes?

So is this Esquimalt building really going to be in the same league as these other projects?

For the precedent they're trying to set, I'd say this Esquimalt proposal should have to be darned near terrific. But the news items never seem to mention anything about the design/materials/appearance of the building!

It appears similar to the Gateway Green tower except with some sort of transparent diagonal billboard or text element mounted at the top of the facade.

Yes, it will be. It can read "No suites for rent" or "One bedroom available" if needed.

The architect is Praxis although there's no mention of the project on their website.

The last time I heard so much criticism about something nobody has seen was fifteen years ago when James Cameron said he was making a Titanic movie.

Folks have to smoke crack somewhere - if Equimalt wants it to happen in an abandoned building on their main drag, good luck with that. Feel bad for the vets, though.

I know a fellow who belongs to that legion (in fact he was one of the soldiers portrayed in the movie A Bridge Too Far) and he's quite upset over this whole ordeal.

17 stories does seem too much too me. There is nothing else around and a tower of that height would really dominate. It might be okay if the design were stellar though. 12 stories does seem more reasonable since the neighbourhood is all lowrise.


Here's a rendering of a building simply labeled "Constance" on the Praxis Architecture website. Doesn't the legion site back onto Constance Avenue? Though I think there was another proposed tower further north on Constance a few years ago, so this could be that. This looks to be 14 stories.

Yes, that image is of the proposal approved by the previous council for the land just south of Naden main entrance. Extending from Admirals to behind the Canex, it involves walk up buildings as well as that tower. When questioned about parking for tenants and visitors the developer said that with such excellent public transit so nearby and to encourage a greener approach to their project, they were asking for a variance to reduce the number of parking spots per unit in order to accommodate another walk-up building...
Unfortunately, that council was inclined to drink the kool-aid passed around by the guys in the shiny suits that night. Fortunately the economic downturn hit before these guys could start to dig and we sit and wait to see what it will all look like.
This is not the first time the Esquimalt Legion has been on the edge of collapse. When the smoking ban first became law, there was a flurry of feathers from that corner because this would break them. No one would go there to have a beer or play bingo; they must be granted an exemption...The building may as well implode etc. etc. etc...Well, last time I drove by there were cars in the parking lot. My mother-in-law still goes there for bingo every Tuesday night and it is as popular as it ever was: more so, in fact, as the lovely folk with the fluffy white hair don't have to put up with smelling like cigarette smoke on the long drive back home to Saanich, Oak Bay or where-ever they live.

I can help but feel that the Esquimalt Legion is attempting to construct a version of the infamous "View Towers" in the 600-block of Admirals Road. The proposed structure would be the largest building in the community among single and two story commercial buildings. The develop promises to be a major eyesore and could likely become one of the regions worst places to live.

I'm not seeing any similarities between this building and view towers. Not in design, height, size, landscaping, site, financing, or economic class.

Or is it just "all buildings bigger than my house are view towers" ?

The Corvette and the Legion Towers appear to be two seperate development sites?

The Corvette to me, from the map on the web site, appears to be the BC Liquor store site.
