Mil rate is the basic tax rate:

That base tax rate on residential properties in North Saanich was 1.71 per cent. In its March 27 edition, the News Review’s story on the district’s budget talks indicated this base rate was a tax increase in 2012, which was not the case.

The base tax rate is applied to property values set by the B.C. Assessment Authority. The rate is a percentage tax per each $1,000 of assessed value. For instance, applied to a home worth $500,000, a homeowner would pay around $856 in property tax.

Of course, the base residential mill rate went up, but so did everything else, like school rates. total increase was over 4% I think for Saanich, which is nuts. Rates do need to go up, but they need to try to keep the increases to inflation levels.

Well I just got my Sewer user fees bill and they look like they are going to double every couple of years. :mad:

 

$ per m3 of water consumption 2014 - $.32, 2015 - $.486, 2016 - $.65, 2017 - $.81, 2018 - $1.02, 2019 - $1.199

Well I just got my Sewer user fees bill and they look like they are going to double every couple of years. :mad:

What municipality is this?   Saanich water rate in 2014 was $1.45/m3 so you are still getting a heck of a deal.

 

Sewer/water/garbage last year cost us $686.

Those are water rates in the CRD goto, I was giving sewer rates.

Okay. I can't find a similar comparison on sewer rates. We do know that sewer rates are tied to water usage though...

Aren't the 2015 water rates out of whack in places like Saanich because the new garbage and green bin costs are bundled in?

They are bundled on the bill but still a separate line item so easy enough to see. You can see your rates on the bill too, IIRC.

No it would not, the value of a property is only relevant in so far has how it compares to all the over properties.   The municipality decides on their budget, figures out how much tax they need to collect and then set the mill rate based on that.

 

The increase above is just over 4% per year

That's not how it works.  If seberry still lives where I think he does, his property type, compared to all other residential property in the municipality has not increased as much in value, so his taxes will be of a lesser rise than others.

Everything depends on how your assessed value rises or falls compared to the average

That's not how it works.

 

I did a little research and as far as I can tell that IS how it works. A mill rate is applied to the value of your property to determine the dollar amount you pay in taxes. As the value or properties has increased stupidly in Victoria over the last twenty years the dollar amount you pay in taxes has increased significantly.

 

I proposed that the bulk of the increase in that time period was from increased value of the properties rather than increases in the mill rate. I don't have the numbers so I could be wrong of course.  Feel free to post the numbers. :)
