Yeah, I was referring to a listing in the Corazon. Haven't seen it yet, will tomorrow probably.


Ya, go see that for sure. It's nowhere near any proposed needle exchange, and wasn't even in the shadow of the old one, really. Be advised that parking lot across the street will not be there for ever, it's privately owned development property and could make way to a tallish building, no higher than Corazon or City Hall though.

Well I've managed to narrow it down to two. The one in 'the monaco' if I can get someone to co-sign... or one in the 1000 block Fort if the other one falls through (I probably won't be able to get the extra funds).

If you have any info on either locations that I might not know about, PM me if it's not suitable for public disclosure.

The one that was competing with Fort was a unit in the Juliet (no parking spot, but with bike storage), but my realtor seemed to think Fort had better resale potential. What do you guys think?

Without knowing anything about the particular units, it's hard to say about the resale potential. The Juliet and The Vogue have good reputations, so you're safe on that front. Break it down for us: square footage? view? amenities? price? which one offers more bang for its buck?

The only thing - and I might get some grief for saying this - but I would feel slightly safer on the streets at night outside the Vogue. There's more people around, better lighting. There's still the odd dodgy junky milling around Johnson and Blanshard once in a while. That stretch of Johnson between Douglas and Blanshard is dark and a little empty. Even my 6 foot self would feel a little unsafe along that stretch late at night. It's just a little something, but it's something to keep in mind. It might not bother some.

edit: duh. I read Monaco but I absorbed Vogue. Monaco is above MEC right? So same location as Vogue.

Vogue is above the MEC, Monaco is across the street on the corner of Gov't and Johnson.

I walked down Fort to the Mosaic (across the street from the place I'm looking at), by myself I may add, at around 10 pm last night and I didn't really feel like I needed to fear for my life or anything. No more than walking around downtown Ottawa at night.

I might as well show you the listings, seeing as they're public knowledge anyway.

P.S. The pictures of Fort and Juliet don't really do them justice... they are actually quite a lot nicer than how they look from the pics. The neat thing about the Fort st one is that the laundry is actually in the bedroom in its own little closet... which cuts the middle man of a laundry basket haha. Also, it has a bit more room than the Juliet one, which doesn't really have enough space for a table. The Fort st one does.

With those two my concern is whether or not I'd be able to re-sell them again in a few years if I get posted back to the other coast. I guess that's a gamble with any real-estate though.

I know eh. I absolutely fell in love with it, even from the pictures. And it definitely does not disappoint.

I don't think it's ever been sold.

Hmmm yeah I suppose that could be a problem.

Do you think the place at the Juliet is really worth $12,000 more, though?

Depends how long you see yourself being there. I personally wouldn't want to live at the Juliet (location, size, etc...)

It looks like the Fort street unit is a better value.

If I wade in to offer my opinion...

If it were me personally...I'd be purchasing the Monaco...money aside, my second choice would be the Fort St. Location.

Seb is right, you are looking at a wood frame building, BUT there is a difference as it is a modern building and not the run of the mill cheapie Langford Wood Frame condo. Yes the noise transference will be higher in the fort St. unit vs. the Juliet unit, but I don't know looking at pictures Fort St. is far nicer and its also nearly 100sq ft. bigger.

The sad thing is that as soon as I'm done trg (in about a year) I will be getting a raise, and probably would be approved for that much assuming interest rates aren't ridiculously higher. Who knows, maybe the monaco unit will still be for sale then haha.
