What's the Meare's Street facade like?

I found it on the 'net. I'm dependable, if a little tardy.

^Yeah, but it likely will never be built, so it's a moo point.

It will have the same overall design but Class A office space suitable for the Provincial Government. It will still have townhouses on Meares and retail on Fort. No rezoning or new Development Permit required.

I'll change the status and the primary use from condos to mixed-use.

Know it all.

These renderings reflect the changes necessary in taking the building from primary residential to primary office. The townhouses on Meares remain but they are no longer elevated in order to allow higher office ceiling heights without increasing the overall building height or storey count. Retail on Fort remains as well. The parking entrance shifts to the east.

It's been worked on by three different architectural firms over the last few years so I would hope so! :P

The Development Permit expires in a couple of months so time is of the essence.

Here are the renderings again:

Meares Street looked much better in the "before" pic.

Yeah I like the proposal better. It has more symmetry.

I quite like this proposal even in its modified state. I am curious though, why does the office space on the Fort Street side retain balconies from the residential design? Do offices really require a whole series of rest spaces like this? Are they purely decorative?

Not a bad little in-fill, but the lack of Bavarian half-timbering is extremely disrespectful to the area's heritage.

It looks like the existing clock tower building may be undergoing its initial stages of demolition. Two dumpsters have been placed in front of the structure (Fort Street Side) and crews have taped plastic tarps to the inside of the windows...

That's correct, the entire building will be demolished over the next month. An office building will be built in its place.

Did this one get approved? The design of the commercial units on the Fort Street side really does worry me.
