The bank lenders will like that ownership group with their money and commitment to tenancy.

Lowe's firm is most known for the bold west coast industrial/strip-mall style of architecture. He's not known for fine-grained urbanism like,say, D'Ambrosio. I think Lowe needs to hit it out of the park to create a dynamic space that is visually dramatic while being inviting to pedestrians and ground-floor commercial activity. I worry that as soon as someone says "coffee shop" the struggle to develop successful ground floor activity ends. As one veteran city planner told me once, "you can't automatically get street level vibrancy just by putting in a coffee shop." A coffee shop is something of a no-brainer--as common as a bike rack; pretty much every new building gets one. The trick will be if your building can be dynamic if one never materializes (Remember The Wave).

 

But is the promise to try and rehabilitate the old building sincere? Or are they just going through the motions so that when the eventual decision to demolish arrives we feel that they've done their best to save it?

I think the key to saving  it will be to put a fair bit of density on the neighbouring lots to recoup the cost. Be nice to see something a little taller in the area hopefully. I also always thought a rooftop terrace would work well on the Turner building.

Based on the images I have seen I just can't imagine what is actually salvageable from the existing structure. In the end I see a lot of money going into preserving something only to end up with the "carpenter's original hammer"; you know the one he has had for 30 years; it's only had 5 new heads and 3 new handles.

 

I think the better choice is to design something entirely new that honours the existing structure while adding to the overall vibrancy of the neighbourhood.

Yes you are probably correct, but a well planned "renovation" with the same height and footprint would negate the need for all that zoning/public hearing BS.

There was a house on Old West Saanich road a while back that was "razed" but for a ten foot section of existing wall. The "renovation" that followed was relatively spectacular.

No one in their right mind would try to save something, that in this case can be totally rebuilt to look like the original. The rounded end is the only distinct feature of the building and that would be a nice touch in anything that is new, and so would the Turner sign that is stashed in someone's basement. 

 

Replacing two by fours one at a time is an exercise that won't see the light of day. Right?

I can't think of any one kind of material in that building that could possibly be salvageable. Once the water gets in, that's it.

I have spoken to the owners, and yes they were to take occupancy today.  I can't get into specifics, but yes, there is a plan to save parts of the building and incorporate it into the new.  I would love to tell you more, but I think I have to leave it at that.  Yes, there are good reasons behind want to save part of it and it should be come evident in time

They were there on Friday - putting up 'walls' where walls used to be... I was nearby for a doctor's appointment and was surprised to see them working on it. The photo of the BACK of it is where all the activity was on Friday. Should have snapped a photo for a 'before and after' shot *lol*

I don't know why people were falling all over themselves, foaming at the mouth, collecting coins trying to save the Turner building while not a peep was heard over the house.  Wasn't it Mike Miller who was nearly crucified for proposing to demolish an old house?
