Listings from companies not using MLS

As a future buyer, without an agent yet, I am snooping around realtor.ca (MLS) checking out properties. However, I believe there are some companies that don't use MLS, but I don't know what they all are. For example, I think Sutton Realty and MyPropertyGuys do not (I might be wrong about this). Does anyone know the names of the companies so that I can look at their web sites to determine ALL the possible properties I might be interested in.
I don't want to limit myself to just MLS if in fact there really are more out there.

By the way, I will be using a realtor when I do buy. I am just trying to become familiar with what is out there.

Lots of new homes, mostly condos are not listed on ML. They might list several in a new project, but leave off similar ones.

Property Guys is just sort of a FSBO registry.

And at the risk of alienating Realtors around here, why would you use one to BUY? There are some advantages in terms of experience, but honestly, I think they are outweighed by your chance of getting a better price, as the listing Realtor can be more flexible on his commission when he is about to double-end the sale.

You'll never be able to know this for sure on an specific deal, but general economic laws don't change just because this is a real estate deal.

Well, I always thought that since the buyer doesn't pay anything it wouldn't matter. I didn't even think of using that as a bargaining tactic to try and lower the price. But it is nice to have someone to talk to when you don't really know the area and can drive you around etc.

But I do see your point about possibly getting a lower price if the seller's realtor is also the buyer's one.

Almost realtor every will take $1000 up front to just drive you around for three days and show you areas.

Why use a REALTOR® to buy?

2. There are many other reasons to use a KNOWLEDGEABLE REALTOR® (The knowledgeable part is crucial). For example, if you are buying a home built before 1980 there are a lot of asbestos/lead paint considerations - is your REALTOR® knowledgeable with them? Where does it get tested, how does it get tested? How can you negotiate it to your advantage, if the paint comes back positive for lead will your REALTOR® know that for the Hartland Landfill to accept it you will need a "Leach" study performed in Vancouver, etc? Can your REALTOR® go into GIS Maps and pull out actual service drawings for storm, sewer, power, for your specific property, etc? Do they even know what they are looking at?

I could write a small book on why to use a KNOWLEDGEABLE REALTOR®.
