It's exactly what Songhees could have been. Every time I walk that fairytale land I can't help but imagine how royally we screwed up such prime real-estate.

I like the design of the community but the Selkirk Waterfront is pretty dead on weekends...is there even anything open? I think lack of proximity to downtown hurts it a bit.

^Agreed. I think the area looks great but it seems almost like a gated community with things changing so drastically as you hit Gorge Rd.
Thought about moving there a few years ago but am glad I chose an area closer to town with more amenities, residents and vibrancy.

A long time ago Frank D'Ambrosio and I gave a talk at the UDI lunch on the topic of height. As I mentioned in a later writeup, I regretted not pressing Frank more on density and height, particularly if Selkirk had enough density to make it a success.
Mike, do you have that speech in your backup files?

The right height
By Robert Randall

I first wanted to say a little about zoning. As far as Downtown is concerned, zoning is the powerful yet crude way urban form is determined.
For a long time there's been a heated debate when the topic of building heights comes up. But there hasn't been a lot of critical dialog about height why it's needed and where it should go. It's a discussion most people in the business or in politics wisely steer away from. Read more »
I really think Selkirk should have had a dense residential tower set well back from the water. It needn't be a highrise tower, as long as it looked great and held at least a couple hundred residents.

Not to mention the underutilized spaces that surround that development.

On the same property is 365 Waterfront - a condo development by Concert Properties.
I guess Capital Park isn't the first time Jawl Properties and Concert Properties have collaborated.

There appears to be an issue with condensation in the glass panels throughout the building.
And the skybridge has yet to open to tenants.

Some pics from last week...
Yes, the interior of the sky bridge is still not finished, but man those townhomes look fantastic, and big. There are only 4 on the waterfront but I don't remember if they extend to the street or if there's another set of 4 on that side? Oh, and there's a totem pole in the new lobby.
