All the developers know that bike owners will believe anything. Again was it in writing in the contract and did you bring it up as a deficiency before closing?

 

We ended up in a situation where we could not wait for the builder to complete the building and bought and moved elsewhere. Upon completion of The Wade, we paid for our unit and immediately put it up for sale and sold it in 2 days. There were a number of special features that we had asked for that were not provided, all deficiencies were noted in the deficiency report, all the deficiencies were accepted and none were contested by the builder, however most were additional cost elements (EV car charger and ceiling fans), but if I recall correctly, we also noted the bike situation. In any event, our Buyers were not interested in any of the items we had listed as lacking on the deficiency report, so instead of pushing for them, we simply dropped them as we would have needed to pay extra for them and the buyers saw no value in them. The builder was happy as they would have incurred a greater expense than what they would have received from us (as the agreement with the builder had been that we would split the cost of these additions 50/50) and our buyers were not impacted in any way whatsoever. Had we moved in, we would most assuredly have pushed to have all deficiencies remedied and had all the necessary background information either in writing or in recorded telephone conversations.

Actually, rowing is low impact according to my trainer and exercises 80% of the body muscles while providing good cardio. But do some research before deciding,

Yeah, only issue is rowing and treadmill both have movement either up and down or back and forth where bike is stationary. Definitely depends on what your capabilities are and if movement is fine!

Back injury is pretty common with rowers; most people worried about low impact are also worried about their back.

I imagine, with the costs split amongst all the condos a vaiety of machines can be got. On the other hand this may turn into your first strata fight between those who want to spend a lot and those who want to spend nothing.

Does anyone here still have in writing from the developer that there would be a gym? I remember that being mentioned here. Apparently the developer is trying to get away with telling the Strata he never promised a gym and won’t give them a budget for equipment. If you have that sending it to the Strata/PM would be great.

Honestly even if they don’t and as long as he at least puts in the flooring, $3,000 would probably buy a few pieces of equipment and some free weights which is much better than nothing IMO


If the strata management company has a recording of the first AGM, I definitely remember the developer listing the gym as one of the remaining items to be completed because they were waiting on some kind of special flooring.

There seems to have been very little movement on any of the other remaining items the developer listed either. The rooftop sauna is nowhere to be seen. The garbage area is still not secured, so the compost and plastic recycling bins are still down in one of the bike storage areas.

It seems like most of the remaining fencing has been installed, but maybe hasn't been painted? Some of it has a weird orange hue to it.

We've just bought and moved into The Wade and are quite happy with the building and the neighbourhood so far.  But the welcome from the developer and/or management company has been underwhelming.  It would be nice to have a map of the building and access to basic information like which keys open which doors, access codes for bike lockers, location of our garden plot, the sauna, etc.  Also, I've heard rumour of a "video enterphone system".  Sounds great, but is there an operation manual, or are we supposed to have someone come set it up?    I managed to hunt down the trash and cardboard recycling bins, but suspect there must be a more direct route between the bins and the north building.    Even a list of local businesses would be handy.   Is there another, closed forum for owners where these sorts of issues are discussed?

Anything that says that the developer is actually going to equip the gym or is it just the flooring to be provided.

This is a long shot but does anyone have extra of the Sherman Williams Qualikote base paint for the walls of the Stone theme? I’ve tried to order some but apparently with the paint shortage it might be weeks. Also only comes in a gallon!
