...My fear is that they'll use stucco or something for that grey top portion.

Stucco should never even be considered on any building over 5 floors tall.

Jan Zak did their previous buildings but he is retired. GWA out of Vancouver is doing Jukebox.

I've noticed this in a previous rendering, but this looks like only 8 floors and not 9.

I think Jan is still the architect but GWA officially signs off on his work.

Fraser might have mentioned this to me years ago, that Zak came up with the original design but as he's no longer registered in BC, his name can't be on it. The design is wacky enough to be his, although I think it's been watered down a bit.

Caution: that might not represent the exact final version.

I hope the Mosaic guys are able to make the ground floor of this building as visually exciting as their previous projects through use of interesting materials.

I am skeptical the retail component will be successful in the short term. I suspect we will see it more as office space (lawyers, dentists etc.) as there really isn't any reason for shoppers to walk up the shady side of View instead of vibrant Fort. Maybe in ten years when the other two corners at View and Vancouver are developed.

It would be outside of the transient zoning, so I'd have to say it's highly unlikely that it is zoned for that usage. 989 is not zoned transient, neither is Legato.

Is there only going to be one level of underground parking here? It looks like they already have concrete forms in place, and the pit ain't very deep. 

 

This should be a fast build with only one ground of underground parking and only 9 above ground floors.
