It’s ALR but allows 6 houses? That doesn’t sound right unless the lots are huge.

ALR doesnt apply to lots under 2 acres (at time of ALR adoption).

  There are several large lot properties  ( 2 acres plus) on the short section of Lochside Road south of Royal Oak Drive that continues as the Lochside Trail.

Esquimalt Terrace groundbreaking ceremony breathes new life into site of Esquimalt’s old bingo hall

Esquimalt, B.C. – March 12, 2024 – A groundbreaking ceremony for Esquimalt Terrace, a new multifamily rental apartment by Denciti Development Corp., took place today at 820 Esquimalt Road. The ceremony, attended by Councillor Ken Armour and other community leaders, marked the start of construction for this much-needed residential project set to transform the site of Esquimalt’s old bingo hall into 135 rental units, including two live-works spaces, by summer 2026.

Receiving unanimous council approval late last year and obtaining the development permit this February, Esquimalt Terrace presents a significant step forward in addressing the growing demand for quality housing in Esquimalt. Situated in a convenient location with proximity to downtown Victoria and local businesses, the development promotes walkability, transit-use and the convenience of living and working locally.

Expressing enthusiasm for the project’s role in meeting Esquimalt’s evolving housing needs, David Fawley, Principal of Denciti Development Corp. said, “Esquimalt Terrace is more than just a structure. It is a symbol of progress, growth, revitalisation and our commitment to housing that meets the needs of today's residents but also anticipates the needs of future generations.”

Comprising a mix of one, two and three-bedroom apartments, Esquimalt Terrace aligns with the Township’s Official Community Plan (OCP), which advocates for diverse housing options to accommodate various demographics. The project will prioritize sustainable transportation by providing 199 bicycle parking spaces and initial residents will receive a one-year bus pass to encourage public transit use.

Mayor Barbara Desjardins has previously noted that the project will create a significant number of new homes and that its location makes Esquimalt Terrace highly accessible for transit users, cyclists and drivers. This offers residents convenient access to nearby schools, parks and other amenities.

Adding to the project’s versatility, two ground-floor live-work units will be introduced along Esquimalt Road, offering separate commercial and residential spaces. This innovative approach provides flexibility for small and home-based businesses like hairdressers, therapists or artists to be woven into the fabric of the community. The building will reach six storeys bordering Esquimalt Road and will step down to four storeys in front of Old Esquimalt Road, blending in with other medium and high-density developments on Esquimalt Road.

“The meticulous collaboration and planning that have brought us to this moment have been guided by the principle that our residents will not just reside here but will thrive in a community that promotes a high quality of life,” said Fawley. Fawley further expressed gratitude to all those who played a role in bringing the vision for this property to life including, Mayor Desjardins and Council, city staff, the project’s architects, engineers, Island West Coast Developments Ltd. (IWCD) and the community of Esquimalt.

There are five major developments just in the 800 block of Esquimalt Road. A total of over 500 available suites when all are completed. Add 500 more If you include 900, 1100 Esquimalt Road and Oakwoods. Many more also underway near Town Hall, West of Admirals Road and elsewhere in Esquimalt.

The premier, though, sees fit to include us in his list of places not doing enough to increase housing.

North Cowichan has voted down a large development near their new hospital that would have provided up to 850 homes and a commercial area 🙄 Eby needs to set this council straight
