That's only $343,750/room. Keep in mind there are no land costs in this build.

If you've driven along Beacon Avenue West and wondered what the story is with the large 1.2-acre lot surrounded by subdivided lots, wonder no more. A two-building, four-storey project has been proposed on the property.
Curiously, Beacon Avenue West in Sidney is shaping up to be quite the mixed-use community. You've got the Amazon warehouse, a recently approved five-storey rental block, an airport hotel under construction, and now two four-storey rental blocks, among houses. That's a lot for a little block!

They are going to decommission Nelles Block. Net isn’t much.

Curiously, Nelles Block is deemed noteworthy as a heritage building. Aastra will love this:

This is out of left field. Could the issues with the Prosser Road supportive housing project have impacted this decision, to deliver affordable rentals for seniors and market rentals?

Man, if affordable housing for seniors and veterans, with staff and advisory planning support, within the urban containment boundary, AND community amenity contributions isn't enough....gotta say that really erodes trust in the decision making process at council level. Like what's the incentive to go above and beyond if that's not enough.
What was the reasoning on the nay votes?

Thats what legal agreements are for. We can put a charge on title saying they cant be used for Supportive Housing and then Provincial paramountcy cant override.

Following a contentious public hearing, the Township of Esquimalt is moving forward with rezoning properties for a six-storey residential building at 861 and 863 Esquimalt Rd.
The building will feature 59 residential units and 44 parking spaces; standing just over 21 metres tall.
At the Monday, Nov. 4 meeting, council heard from surrounding residents and current tenants of the properties that are slated to be redeveloped.
Two residents who live on Wollaston Street behind the property, said they are concerned with noise from construction and the height of the building, which they say would tower over the single-family homes along Wollaston.

Ryan Cook's recent photo updates of several projects along Esquimalt Road pushed me to put together a quick update on what's happening along that road, and to tally up the density.
Lots underway, lots completed over the last couple of years, and so much more planned.

Nice summary.
Yep there are boatloads of projects withing spitting distance of our place on Selkirk. Crazy when you think the entire muni basically was moribund from a development standpoint for...well....decades. The other project coming along will be the new condo (I believe its a condo and not rental) at Tillicum and Craigflower, the old "Salty's" Fish n Chips - St Vincent de Paul site. Both have left the premises and I think a construction fence is now up
The only downside to all this, in concert with the Tillicum bike lanes and the narrower road, is that you feel like you're in prison sometimes due to traffic gridlock. Major arteries like Craigflower, Tillicum, Admirals, Gorge, Harriet, Burnside all converge at various points and look like one colossal parking lot during rush hour or on days like Black Friday - which was unbelievable. That day it took me 29 minutes to go from the light at Tillicum and Gorge to the light at Gorge and Admirals. Normally that's about a 90 second drive.
Other developments just along Tillicum closer to the mall include the huge land assembly near Tillicum and Obed/Arena and the large rental complex underway just past the mall at Burnside. Crazy amount of activity....
