I believe this was approved last fall? I could be mistaken.

Paving over a parking lot to build housing with no parking is closer to reality on Victoria’s Broughton Street.

The bylaw required to build six storeys on what is now a parking lot passed the first three readings Jan. 30, after garnering council’s approval last fall.

First pitched in 2023, the project planned for 837 Broughton St. is a six-storey building with 42 purpose-built rental residential units and one live-work unit with no vehicle parking.

Aryze is proposing a redevelopment of First Metropolitan United Church. A 6-storey purpose-built rental (129 units) is planned for the eastern part of the site; the church itself would receive a renovation into a performing arts space.

“Labour costs have gone up, material costs have gone up, and of course we’ve got the crazy Trump trade war south of the border creating some uncertainty,” says Victoria city councillor Dave Thompson.

As a result of escalating construction costs, council will be considering an application Thursday for rezoning that would allow two extra floors of hotel rooms added to the original design.

In its application, Chard Developments says its heritage restoration budget has ballooned from $1.6 million to $5.1 million, and construction costs have risen by more than $200 since 2021.

I’ll believe it when I see it. They got a 10-year tax exemption, that’s likely the largest achievement.

I can’t see development happening here before 2035.

Unless they sell the site.

The land was remediated in 2016.

There may very well be a development partner involved. I’m sure the big players in Vancouver are keen to participate in secure ventures like this.

The real estate company declined to comment on the property listing during a phone call Thursday afternoon. Cineplex also declined to comment.

Wiping out the Odeon would be a real bummer. Although redevelopment would likely make for an improvement re: the scene on the Johnson St. side.
