The lower priced inventory got picked up right quick so pricing is now from the low $300's.

I can't speak to the floorplan diagrams but I *think* they've been updated. The diagram is showing 43-units remaining.

Based on current MLS listings, it looks to be approximately 44-45 cents per square foot.

Another busy weekend from what I had heard, a few hundred people stopped by.

There is a lot of interest among professionals in search of live-work inventory. Live-work is quickly becoming in vogue among professionals who don’t want the added cost of maintaining an office or travel to/from work.

This weekend's open houses will be 1-4PM, Saturday and Sunday. I believe they'll be operating a more formal sales centre in the near future.

For an end of project availability lost there really is a little bit of e everything. That’s pretty good.

That ninth floor patio appears to be private.

 

I think there is a good possibility that there will be a new development on Fort that will obstruct the views from that nice patio in a few years. A lot of foreign money bailed on this building when it completed. The green decks on the 3rd are quite nice but since the builder increased prices they are not a steal.

i think you are right.  here is one on the 4th floor.  https://www.realtor....toria-downtown?  603 sq. feet and $509,000.

Several purchasers walked away due to the spec tax. Ten units, give or take a unit, were affected. The building was 85% sold-out before those buyers had to walk away.

The same scenario is affecting every project that is completing right now where non-locals bought a home and then the tax came into effect.

My agent recommended that I look at a couple units in the Jukebox because they are reasonably priced and it has a funky style. Now, I'm hearing that the off smells from the newly opened restaurant at the entrance of the building are quite overbearing. I'm not completely sure how much of a problem this is though??? I will likely check it out for myself because I like the look of the building and they seem affordable for the location.

Well personally as someone who bought 2 units as an investment in the building these units that have suddenly reappeared on the market represent some of the best floor plans and locations in the building. It seems as though these were sold to people who had a special opportunity to purchase before the general public and then walked away because of the new tax. But I guess this not unusual in property development.
