Hi guys—COO of MetaLab here. I was on site from 2-7AM this morning dealing with the fire issue at 524. 

 

Some things to be grateful about: no one was hurt, the building didn't burn down, and the fire suppression systems all worked as intended. The damage was largely localized and the cause has yet to be determined.

 

The majority of the damage was caused by the water from the sprinklers and the smoke that has gotten into all soft surfaces which will all need replacing. Unfortunately the basement took a lot of water. Remediation crews are on site getting the moisture and water out as we await a final ruling on the cause of the fire. Then we'll be tearing up the floors to see how bad it is (there's a good inch of hollow space between the wood floors and the concrete subfloor). 

 

It could have been much more devastating, but the timing is horrendous—we were scheduled to move in this Saturday.

Everyone is very well insured luckily, and it shouldn't be an issue having most things covered. Again, happy that no one was hurt and the fire damage was limited.

This perennially vacant space in the St. Andrew's tower on View is being renovated and prepped for a retail or office tenant. Shaw leased out the entire space for their equipment, but since they only need a tiny fraction of it the remainder is being made available under a sublease.

I still maintain that 1515 will be at around $35 NNN and possibly as high as $45 NNN. The tower component will no doubt be the most expensive office to lease in the whole region with perhaps the only direct competitor being Customs House.

 

1515 Douglas is leasing from the "high 20's" to $35NNN for what is still available. I would assume a lot of prime space has been spoken for already and that may have fetched far more than $35.

A record setting building boom will add over 700,000 square feet of modern office space to downtown Victoria and periphery neighbourhoods by 2020.

 

Concurrent construction of multiple office buildings, together with projects recently occupied and projects planned to complete by 2020, will mark the most productive period for office development in the City of Victoria's history.

 

Leading the fray in terms of sheer size is 1515 Douglas by Jawl Properties. Comprised of a six storey lowrise fronting onto Douglas Street across from City Hall and a 13-storey tower immediately to the east, 1515 Douglas will bring 273,000 square feet of high-end office space and over 21,000 square feet of ground floor retail space to the heart of Victoria’s financial and business district. Site preparations have begun at Douglas Street and Pandora Avenue with both buildings anticipated to secure occupancy permits by early 2018.

 

In James Bay a partnership between Jawl Properties and Vancouver-based Concert Properties includes 235,000 square feet of office space as part of Capital Park, a redevelopment of a long-vacant property adjacent to aging provincial government offices bordered by Michigan, Menzies, Superior and Government streets. The first phase, expected to move into the site preparation stage in the first week of August with completion planned for late 2016 or early 2017, includes 117,000 square feet of office space in a five storey concrete lowrise, 53 residential units in a four storey woodframe building and some 17,000 square feet of ground floor retail space between them. Here's something you don't see every day.

 

Two Whistler gondolas have appeared on the roof of an office building in the 800-block of Fort Street. Apparently they were meant for the lobby of the building but the helicopter that's in there now (yes, a helicopter) may be taking up a little too much room.

Perhaps they can be attached to a cable between tower cranes for a bit of lunch hour fun for the folks working on the Hudson Walk and 1515 Douglas projects.

I noticed them doing some work on it last spring. Looks like they've upgraded the railings on the patios and maybe the windows as well. I had heard a new landlord had purchased this building. I guess a sprucing up was in order.

How is it creating "new"  jobs, aren't the employees simply changing workplaces?
