Abstract Developments will replace its headquarters at the corner of Oak Bay Avenue and Foul Bay Road with a four-storey mixed development building.

City council approved the application after a recent public hearing.

Though technically within Victoria, the developer also sought approval from Oak Bay council because the building borders on that municipality.


That's heartwarming, isn't it?

For a while it looked this project was not going to make it, but both Victoria and Oak Bay councils gave it unanimous approval. Sales will begin in April and a Canadian cafe/coffeehouse tenants is already in negotiations with Abstract for a 50-seat cafe space on the ground floor.

Abstract Developments has announced the pending start of pre-sales for Village Walk, a four-storey mixed-use residential and commercial project at the corner of Foul Bay Road and Oak Bay Avenue on the Victoria and Oak Bay border.

The woodframe building, designed by Victoria architect Frank D’ambrosio, will feature 22 residential units on floors two-through-four (ranging in size between 880 and 1,500 square feet) and 5,800 square feet of commercial and retail space along the ground floor. Some 2,100 square feet of total commercial space will be targeted for office use, and Brandon Williams of Abstract Developments confirms a Canadian cafe/coffeehouse chain is already in leasing negotiations for a space suitable for a 50-seat cafe. 36 parking stalls and 42 bicycle spaces will be available to residents and visitors. Canadian coffee chains suck. No way to lure a Starbucks or Seattle's Best in? I'll trade them one TD Bank branch.

There's a starbucks just a couple blocks down the road. There's also like 5 other coffee places along that stretch of oak bay. I guess there's demand for more!

I believe this will also be the head office for Abstract when the construction is done.

And a Serious Coffee closer than Starbucks.

They're not wasting any time, drove by today and they've already started the demo.

Sometimes I'm absolutely shocked at what isn't recycled. Whole perfectly good sheets of plywood just throw out. I could have built a nice cabin, including plumbing and electrical, by what I've seen in some site disposal bins.

I don't think I've ever seen this sort of display at a construction site before.

I do recall that the Atrium project featured paintings by the same artist who painted the construction fencing in the photo above.

1969 would be: MCMLXIX

I I X V I I X is gibberish in Roman numerals and could be read as:

1 1 10 5 1 1 10
2 15 2 10
1 9 5 1 9
2 10 7 10
etc.
