I noticed on the MLS that one of the penthouses, of which there are four, is going for over a million. That seems like way too much to me

I have to agree, $1.1 million for 2 bedroom 2 bath at 1484 sf and you aren't even in Oak Bay. I think many of the concrete buildings along Beach Drive near the marina offer a much better deal

In a wood frame building at this location? That seems extremely optimistic.
I looked at a different listing by the same realtor, and at more than 20% over assessment, she was pretty optimistic on that price as well.

When I think of a penthouse I think of a higher building with a view.

They've already sold two penthouses with one going for $1.1 million and one for $1.2 million so not extreme optimism here. They are moving quite well in this building.

Oh well, shows you what I know. I'd not spend that kind of money to live on the fourth floor unless it was a quiet street with a really good view.

The fourth floor doesn't get you out of range of the crows that will nest in that tree next to the penthouse.

This is going to be a very strong urban statement for the Avenue.
Is that a real "parking" sign beside the "Gracepoint Journal" or a movie fake? Construction sites are noisy. Did they bribe workers to be quiet during shooting?

It could be a prop. The sign is using the same type style and colour as the banner hanging nearby,

Nope, that parking sign has been around since before it was Guardian pharmacy.
