Shoal Point is so incredibly fancy you'll still be wallowing in decadent luxury even if you end up sleeping outside.

 

Just don't fall asleep next to the pool with the alligators.

David Butterfield's residence is now for sale, and on the market for the first time since the late developer and his wife moved in upon the project's completion circa 2000 or 2001 (Shoal Point was completed in phases through 2005).

This truly is one of Victoria's most breathtaking residences, and I had the fortune to visit this home one evening several years back. When viewing the photos you'll see a glass-encased component of the atrium floor. That was once a koi pond.

For some reason that picture is not very attractive for me. Not sure why but the window design just seems annoying.

One owner but they have been trying to sell it for 6 years with no luck.  Is the new price point the charm?   It's been on the market for 77 days though.

Several years ago property taxes were nearly $2,000/month. They must be significantly higher now.

Then there is the strata cost, which for a building of that age and complexity will be very expensive.

You can buy a 8000 sq foot mansion in Rockland on a half acre for a lot less.

But Shoal Point has a maintained putting green.  In Rockland you'd need to bring in hired help to blow the leaves off continually.

Mike, only so far as Victoria is not exactly a desirable neighborhood. But Rockland near Government house or the Castle is still pretty nice. Still Victoria is not as desirable as south Oak Bay or the Uplands.
