Two million square foot mixed-use development planned near Langford Costco

Blasting and tree falling are well underway along the Trans Canada Highway south of the Langford Costco in preparation for a two million square foot mixed-use commercial and residential development.

 

The concept for the site includes between 30 and 35 three storey townhomes along the northern edge of the property south of Cavalcade Terrace. The remainder will consist of an array of single use or mixed-use low-rise and mid-rise residential and commercial buildings between Secretariat Way and McCallum Road. [Full article]

    • 70 Units of 2 bedrooms and 2 bathrooms.
    • 6 floors with 14 units per floor (2-6).
    • The southeast “Olympic Side” provide spectacular views of the mountains.
    • The northwest “Malahat side” overlooks the rolling Sooke hills.
    • Premium six-piece appliance package
    • Long-lasting trouble-free vinyl windows.
    • Gas hot water on demand in each unit.
    • Air Conditioning.
    • Efficient, ductless heat pump.

At roughly $500/sq ft it’s a great opportunity for a two-bedroom condominium. You’ll be looking at $600-$650 for most starter projects offering relatively attainable 2BR’s.

They have 900 sqft units for $450K in the top floor, and not many condos are being built with A/C. Not shabby at all. If I were looking to settle down, walking distance to Costco would be my kinda thing.

If I were in the market for a two-bedroom condo I'd probably pick-up unit 501, southeast corner, or 602, northeast corner. 

 

501 is 913 square feet, $419,900 with the discount. 602 is 795 square feet at the same price (601 is sold, otherwise that would be my top pick with southeast exposure, top floor).

The announcement of two schools in the immediate area of the McCallum Road corridor is feeling demand for housing in north Langford.
