I think they said the lots will go for around $600,000 each. I'm thinking no house will be built less than 3000 square feet on these lots.
I think Saanich screwed up here. They should have only allowed the removal from the ALR only on condition of higher density.

Not at those lot sizes. No chance. I can see these starting at 1.2
That's correct, Hampton Oaks a few blocks away has lots of 600k and houses at 1.2+

Looks appropriate for the neighbourhood to me.

9 of 16 of these lots are now sold. Average price was about $700k a piece and they are about 9000 square feet each. Secondary suites are not allowed in any of the homes built.

That's really interesting re secondary suites. Was this a developer applied restrictions or restrictive covenant imposed by Saanich?

Saanich restrictions as part of feedback from the neighbourhood residents concerned about too many cars on the streets.

lol, I wonder how many will end up with "undocumented" secondary suites...

On 9,000 sq/ft lots? Those must be RS-8 on larger zoning which means owners will design 3,000 sq/ft + homes with two bedrooms, a full bathroom, and a "bar," in the basement, with a covinent exterior entrance. "It's not a suite, it's an in-law."
Better real life common sense approach for Saanich would have been to not restrict suites but impose driveway width/parking spot requirements for homes with suites.

Langford requires that you provide off street parking for any secondary suite. The only problem is - there is no requirement to use it.

Suites will exist no matter what so might as well put in as much parking as possible in my opinion. Either you can restrict suites and people put them illegally or you can allow suites and at least address parking a bit, fire safety, ventilation in the home, etc.
There is a newer subdivision in View Royal on Nursery Hill Drive that did not allow for suites. 20 of the 22 homes had suites and View Royal finally rezoned it after everyone signed a petition.

Often overlooked is visitor parking, which is usually tough to monitor.
I think driveways need to be able to accommodate at least six vehicles.

More underground parking is required.
