I think the demand for downtown has dropped a bit. I don't have any data to back it, but just a sense that the appealing part of downtown living isn't really here in 2020. I think the overall demand for condos is still doing well, but people aren't drawn to the city centre like they were last year. People are opting for more suburban areas.

 

My theory is that when tightly packed bars and dancing becomes a thing again, the demand for downtown living will also return.

 

I get the same feeling, people aren't willing to pay a premium to be downtown necessarily.

Nope, not this year. Where downtown is still doing well is it has the most variety of product and the whole gamut or quality for people to choose from, and move-in ready.

But now Esquimalt Town Square is coming into play, Tresah is coming into play, Westbay Quay, Belmont Residences and Sparrow, etc, are coming into play. Traditionally the market would have been slower to respond to these projects but 2020 changed that. Even Sidney will see an uptick in demand all while fewer jets fly overhead which will make that part of town even more appealing.

Hi folks, since construction start of Vivid and Yates on Yates, I've been collecting all of the publicly posted photos as well as my own photos into a single album that tracks the building as it goes up.

Figured some others might be interesting in perusing the photos. They should be in chronological order so it forms a nice timeline. (241 photos)

I was thinking the same thing. A bit squishy and it kind of looks like the backside of some office where everyone takes their smoke breaks or something.

It does look a bit tight on space. Maybe replacing the tables and chairs along that one side with some built-in benches against the inside wall would help. Will there ever be that many people dining up on the roof at one time anyway?

not many people use rooftop communal decks anyway. for all the same reasons they don’t use party rooms etc. plus additional ones like wind and weather.

Looks like there was a water leak in Yates on Yates (Phase 1) that has delayed construction. Anyone have any more details/updates regarding this? Move in was supposed to start in November I thought but probably not now?

I won’t be able to get up there anytime soon due to the ongoing work unfortunately. Drone footage would be nice though, maybe some one could fly one above the development

Heard from a drywaller a couple of weeks ago that there was a leak on the 8th floor, so he was going to work at YOY for a couple weeks before moving to Vivid. Not sure how extensive, but likely 8th floor down x number of floors. Not huge but no one doubt several units at least.

One of my co-workers used to live at Hudson Walk One and commented on how absolutely disgusting the dog run was due to the sheer volume of pets in the building. Hope the residents at Vivid have a less poopy experience.

BBQ area is nice, but that corridor with tables is a bit oppressive.

Not my experience, there are always people sunbathing, socializing, etc. on my rooftop (in summer). My unit has a good view of 1602 Quadra condos and there were people using the BBQ almost every night this past summer. If done well those spaces can become great value adders. Not to mention the sanity it brings to have a little contemplative space to go to.

The rooftop space at 1008 Pandora is quite vibrant and well-used during the warmer months. We even had free yoga lessons in the courtyard each week! It's especially buzzing on Friday and Saturday nights and most nights it's hard to get a firepit (there's three of them) unless you get there early.
