If Dockside Green were up-zoned to alllow 20 - 30 storey buildings with an FSR of 5-10/1 it would be built out now and that would be a thriving mixed use community.

Without an agreed upon FSR allowance to point at, each developer would have to haggle with Council for every square foot during the Development Permit review process. That's an unknown that many developers and financers would not want to face.

It's been a long time without updates on this one. The now faded signs still talk of a clearly impossible summer 2020 opening. Hope to see some movement on this soon!

Another year passes...last time I walked down Harbour Rd it looked like things were well underway. Anybody with inside knowledge about how it's progressing? I'm visiting Merridale HQ (Mill Bay) in a week or two, I'll ask some questions while there. But you folks will probably know (or be willing to disclose) more

Had a nice lunch (charcuterie plate and "dry flight" of ciders) at Merridale today. While there I asked the guy behind the counter about "the Victoria project on Harbour Road". He said a lot of people ask about it, but as far as he knows it's "dead". FWIW.

"To answer your question, we currently still own the property at dockside however given the current tourism industry and hospitality staffing situation it is on a pause well we decide how we would like to move forward."
