If Dockside Green were up-zoned to alllow 20 - 30 storey buildings with an FSR of 5-10/1 it would be built out now and that would be a thriving mixed use community.


That area shouldn't even have FSR maximums.

Without an agreed upon FSR allowance to point at, each developer would have to haggle with Council for every square foot during the Development Permit review process. That's an unknown that many developers and financers would not want to face.

What a mess, why do development permits within zoning even go to council?

Council can delegate the authority to approve DPs, but has chosen not to

It's been a long time without updates on this one. The now faded signs still talk of a clearly impossible summer 2020 opening. Hope to see some movement on this soon!

There is an excavator at work this morning doing some cautious scraping in the upper left corner of Gary's picture. No dump trucks so far.

There's been a backhoe on site for the last couple of weeks, peeling down the surface.  And, this morning there was a porta-potty.  So - starting up?!

It will still be a while before the cider house rules.

...After years of delays, Merridale Cidery is getting closer to opening its urban location at 356 Harbour Rd...Plans had originally been brought forward in 2018, with hopes of opening in 2019 or 2020. Originally Merridale had been working with Aryze development, but is now working with a series of local architects and contractors, including someone who used to work with Aryze...

Another year passes...last time I walked down Harbour Rd it looked like things were well underway. Anybody with inside knowledge about how it's progressing? I'm visiting Merridale HQ (Mill Bay) in a week or two, I'll ask some questions while there. But you folks will probably know (or be willing to disclose) more :)

Had a nice lunch (charcuterie plate and "dry flight" of ciders) at Merridale today. While there I asked the guy behind the counter about "the Victoria project on Harbour Road". He said a lot of people ask about it, but as far as he knows it's "dead". FWIW.

I asked the question on their FB page and got this reply:

 

"To answer your question, we currently still own the property at dockside however given the current tourism industry and hospitality staffing situation it is on a pause well we decide how we would like to move forward."
