One note, is the building will actually be shorter than Aryze Development’s Speed Avenue project. The Lodge will top out at 40 meters and 15-storeys. The Speed Avenue project will top out at 45 meters and 14-storeys.

So should we expect a push for surface parking as an enlightened solution to affordability issues? Surface parking caused affordability issues before (being the waste of valuable space that it is), but now it will save us?

 

Why not have partially covered surface parking? A strip of townhouses with the parking obscured behind, and a few more levels of apartments above.

They were complaining about it in 1973:

Builders of four-storey frame apartment buildings will have to provide... at least 50 per cent underground parking, if city council approves a recommendation by Victoria's zoning committee.

The proposal... specifies that at least 50 per cent of the parking spaces must be underground. At present, all parking may be above ground.

...the amendment was designed to put an end to black-topping half the city.

"...even those which are considered of a good design and quality, have acres of surface parking. We had to do something about that,"

This is incorrect. 85 Belmont is planned at 51.68m.

According to the press release, the move to a tower vs the originally planned 6-storey w/ underground is to save the land for future development - they could technically build a 2nd tower of the same size beside this one in the future without needing a rezoning (once car dependency is even less and parking requirements are almost zero).

I thought the maximum height for mass timber in BC was 45.5m.

why call it colwood lodge though (apart from the useful location information contained within)?  i thought settler names were out these days?

We are scheduled to go to a public hearing for our rezoning application on Monday, July 6th, 2020. If successful, we will look to submit for a development permit in August 2020
