Having heard critiques related to parking, reduced setbacks and what some felt was non-adherence to the Shelbourne Valley Action Plan (SVAP), 

 

What, no one was fighting on behalf of the trees? They missed part of the script.

Abstract Developments today broke ground on 87 new homes in Saanich. Oak + Stone is a mid-rise condominium located at Shelbourne Street and McRae Avenue in the Shelbourne Valley. The new homes, aimed at first time buyers, upsizers and downsizers, are located close to shops and services, outdoor recreation and schools.
 
“It is rewarding to be breaking ground on these new homes in this key neighbourhood in Saanich today,” said Tavish Rai, CEO, Abstract Developments. “Saanich’s Shelbourne Valley is one of the most sought-after residential destinations in the Capital, served by excellent transit connectivity, nearby retail amenities, and only minutes from the University of Victoria and Camosun College Lansdowne.”
 
Oak + Stone is located within the District of Saanich’s Shelbourne Valley Action Plan, an initiative to guide land use and transportation decisions in the Shelbourne Valley over the next 30 years. As the largest municipality in the CRD, Saanich makes up nearly 30 per cent of the CRD population with a growing housing need like the rest of the region.
 
The new homes at 3226 Shelbourne Street are a close walk to UVic and the trails surrounding Mt. Tolmie and feature the quality and thoughtful details that Abstract has become known for. The mixture of junior one bedroom, one bedroom and two-bedroom homes are expected to be completed in Fall 2026.   
 
In addition to the Shelbourne Valley Action Plan, Saanich recently announced another transit-oriented development as part of the Uptown-Douglas Plan that will include multiple buildings with hundreds of housing units, new public gathering spaces, active-transportation connections, retail and commercial space, and potential for amenities, such as childcare, community-health facilities and educational services.
