I liked the earlier rendering with the red brick facade on the Herald-fronting portion. I also don't like the green awnings as much as the darker ones. 

(EDIT: The green is a Chinatown-consistent colour. That's cool then.)

Will Fountain Tire be returning to this location, when this new building is complete? Or is this the end of Fountain Tire in Victoria?

Quite likely the end. There does not appear to be any space for a light industrial (auto mechanic) operation within the new-build.

This project was initially planned to get underway in Q3 of 2021. Has there been any activity at the site to suggest work is beginning? Maybe Farmer is planning to move its crews over from the Pearl once that's done (nearby)?

If we have a legitimate housing crisis* - and that's a big if - it has as much to do with the pace at which new housing gets built once approved as anything else. All the blanket zoning changes in the world aren't magically going to make more contractors and construction workers appear.

*if the housing crisis were real, would we be admitting hundreds of thousands of new residents into the country every year?

I hope so. I am quite excited for this project. It will help restore some of what was taken from this part of the city through the mid-late 20th century.

Removal of concrete/asphalt from entire site has been going on for the last week.
