The Gordon Head United Church property at 4201 Tyndall Avenue is planned for redevelopment into a 60-unit affortdable homeownership opportunity. The project as currently envisioned will feature 48-units of studio and one-bedroom condos, and 12 three-bedroom condos. The current site massing calls for six three-storey buildings.

this will face the usual wall of opposition.

 

some will complain about traffic.

some height.

some density in general.

many will say they want "family size units".

some will say they should be rentals.

surface parking will be panned.

some will say there is too much parking some will say too little.

 

 

blah blah blah.  take your positions, there are lots to chose from.

The good thing, though, is Saanich says it's serious about housing affordability and housing supply within its borders. 60-units of affordable homeownership opportunities are going to be exactly what the doctored ordered. Which will make it hard to object to, I think.

how did that work out at Raymond/Tillicum?  59 condos beside the highway.

A new 58-unit multi-family site will be coming to 4201 Tyndall Ave. in Saanich’s Gordon Head neighbourhood after council unanimously approved the development.

But the approval did not come without pushback. Council went against the recommendation of district staff to reject the application, and many residents voiced concerns at the public hearing about traffic and parking concerns.

Proposed by Tri-Eagle Development and Cadillac Developments, the project plans for three separate buildings containing 24 townhomes and 34 micro-units — referred to by the developer as “boutique residences” — for a total of 58 new homes.

Price points for the 350-square-foot “boutique residences” are expected to start in the $300,000 range and aim to serve as an affordable starter home for young prospective buyers, providing them with an entry point into Victoria’s housing market.









I’m willing to bet these actually go in the $400s.

Oh I don’t know. You can get a suburban studio with a nice view with parking for that price. I think they can reach the $300s here, no problem, as their starting prices.

Here are all the 1-bath units for sale nearby.  The top one is an old house.

This is a pretty area, and there is nothing like it nearby.   And near UVic.

 

The one at Gordon Head and McKenzie is a 1975 building 1br 1 bath $465,000.  No private laundry.

 

I might even say there has never been any 350 sq. ft. units EVER for sale in all of Saanich.  Certainly nowhere near Gordon Head.

Consider Central Block on Tillicum, on the Gorge, opposite Esquimalt Gorge Park started at 330.

You might still be thinking in old Victoria terms. Esquimalt is now the it place, Gordon Head needs some new life and fresh eyes.

You see, Gordon Head is the largest non-commercial area in the entire city core.

 

It's quite something.  North of that line there is really nothing, save for Feltham/Shelbourne.

My old hood. This was a fabulous place to be in the 70’s and 80’s for sure. The corner store was replaced by that fabulous Township coffee.

Haven’t been back in the 477 for a few years.

I’ll be following this one for sure.
