Seems to me they would want to leave some area to attract some towers with views, big tax base.

Sidney’s upward trend in building heights might be coming to an end.

A staff report, part of the official community plan (OCP) review, is recommending Sidney cap the elevation of future buildings along Beacon Avenue east of Fifth Street to three storeys, and to four storeys elsewhere in the downtown core, with a more detailed height allowance map to be worked out for later public input.

The report leaves room for downtown buildings with five storeys, but only in the area from Highway 17 to the half block along Beacon Avenue before Fifth Street, and only by approval through a rezoning or variance request if a “significant public amenity” such as social housing is part of the proposal.

That’s crazy. Going right back to the 90s with that mentality. They’ve got several new six-storey buildings, and are they really that bad?

it's a waterfront community.  some people would pay big dollars for some view condo towers.  even if away from the water somewhat.

Mike has never meet a higher density that he has not loved. Good for Sidney on this one. Maybe we need to start a charity for all the developers and the greedy folks in the real estate game who dont give a crap about all the folks who actually live in Sidney.

Density is not impacted by height restrictions.

Sidney also isn’t an ideal place for wealthy condo buyers. Who wants to have jets rumbling by all day long? It’s not ideal.

I don’t know. 4 or 5 jets a day. those other prop planes are pretty quiet. Inner harbour residents put up with planes. Stinkier ones too.

4-5 jets before 9AM you mean, in normal times.

Two jets have already departed this AM, a third will depart by 9AM. And it’s LOUD living under a departure path. There will be 9 jet departures today, it looks like.

And the other planes are not prop planes like the little seaplanes, they’re turbojets/turboprops. Lots of noise.

I had a relative who used to live in a condo right on the main drag there. She's since passed away, but when we used to visit here, I never noticed the planes, lol. She had a very nice view, maybe fourth floor?

Town of Sidney staff are recommending the town keep Beacon Wharf as is for now and leave the door open for further discussion before the end of the structure’s lifespan.

 

In a report summarizing the results of the Beacon Wharf survey, circulated by council to get a sense of what the community wanted to do with the aging structure, staff recommend maintaining the wharf as long as possible and not replacing it.

The survey asked residents which of two options they preferred: replacing the current Beacon Wharf with a floating wharf built with a private-public partnership, or maintaining it as-is and not replacing it at the end of its life.

 

It also offered a write-in option where residents could offer other suggestions.

Why doesn't Sidney just put replacement cost borrowing to a referendum next year?  If it passes they borrow the money.  If it fails they decommission it at end of life.  It does seem like an expensive bit of infrastructure for the utility it provides.
