It sure will be a shame to lose that lovely heritage motel. Perhaps the existing structure will be deemed "unethical" or "irresponsibly dense" and then city council will endorse a new building for this site.

That motel is clearly unsustainable. The current condition is not very ethically or socially responsible. The building does not look particularly safe either. It certainly is not livable and does not enhance my sense of community. I do not think that it is an efficient use of land management strategies.
I can use buzz words and phrases too, CoV.

Probably not demolition, the site isn't fenced off. Looks like some environmental work though

This site's going to remain a parking lot (and vacant building) long enough to justify paving the area that was dug up a couple of weeks back. Paving is being done right now

Concert needs to raise their game on this site re: a less conservative design. I don't expect anything avant-garde, but I do think their bread-and-butter Astoria/Era stuff is just too ordinary for such a prominent location.
