Don't really know where to put this but here's Saanich's draft OCP. If there's a better place for this, feel free to move it there. https://www.saanich....ocp-update.html

Skimmed it. TLDR: no SFH development in Saanich. No UCB changes. Encouraging higher density multifamily and rental housing in primary growth areas. That's about it.

To me, that ignores the type of housing a lot of people want.

You can still replace one sfh with another

And it's still the option with the least bureaucracy

They just legislated a huge increase in SFH prices. Scarcity is a basic when it comes to marketing.

So you can’t subdivide land for SFD development any more? Or does the SFD lot also permit MM?

For Saanich in the vast majority of cases the only thing you can build by right are sfh unless you go to council for a rezoning/variance. And you can still subdivide your property with proper approvals.

But now SFDs are banned?

I don't know where you're getting that from but I can't find anything banning SFDs. I'd love to see the this proposed bylaw banning building new SFDs.

You mean, you’d love to see Saanich houses skyrocket in value?

Where are the younger generations getting these ideas that you can zone and legislate your way out of the “housing crisis?”

We’ve never had more municipal, provincial and federal meddling in the housing market, and prices have never been higher across the entire country for prices and rents, and especially here on the Island. Maybe the free market should build more of what people actually want, and by doing so that’ll better manage the industry, like we’ve done for the last 120 years before the new housing solutions took over?

Updated OCP aims to establish Saanich as district of 15-minute communities

Goal is for households to be within a 15-minute walk of key amenities such as grocery stores and other services, employment, parks and natural areas

https://www.timescol...unities-7031738

Mayor Dean Murdock said the new document includes policies responding to housing affordability and climate change crises.

“The document is 15 years old and a lot of those crises were maybe something that was on the radar, but certainly were not the urgent priority that they are today,” he said. “And it’s important that this updated plan reflects the reality of those very significant pressures that our communities are facing.”

Aastra will be happy to learn the housing crisis is less than 15 years old.

^ I can hardly wait for the new commercial centres around Prospect Lake and at 10 Mile Point.

A Tim Hortons atop Mt. Doug would be a good draw.

Sparky, soon you’ll have a pharmacy within a 15 minute walk of your place! And the lot next door will become an apartment community.

If you keep going with “the plan” where this comes from the next steps are to ban living in areas outside “human settlement zones”… 🤷🏽

We ARE living its implementation so it’s not theoretical anymore.

The Global Covenant of Mayors for Climate & Energy is an international alliance of cities and local governments committed to taking action on climate change and promoting sustainable energy practices. It was not founded by a single individual but rather emerged from the merger of two separate initiatives—the European Covenant of Mayors and the Compact of Mayors, which was led by the United Nations Secretary-General's Special Envoy for Cities and Climate Change. The Global Covenant of Mayors was officially launched in June 2016 and has since become the world's largest coalition of mayors and local leaders working towards a common goal of reducing greenhouse gas emissions and building resilient, low-carbon communities.

Where is the letter pledging allegiance to us?

“ I, Fred Haynes, Mayor of the District of Saanich commit to the Global Covenant of Mayors for Climate & Energy (GCoM), joining thousands of other cities and local governments around the world currently engaged in climate leadership.”

I don't get it. Do you guys want more development in rural areas or not. Or do you just want to turn all the farm land, and forest into sprawling suburbs of SFD zoning with no amenities nearby.

Most people that live in more rural areas like it the way it is. And are fully aware they must drive some distance for services. They do not mind.
