lol true, a good observation where for property owners its a double edge sword, improve the property and ultimately make it better for the community, and have to pay additional property taxes on the improved value

 

So in the end it does pay to have an ugly house with overgrown lawns, and then a month before it sells fix it all up, repaint and do some landscaping.  An extreme analogy I know

Lol. Family friends once bought a nice house that was assessed at X but had an ugly, overgrown yard. All they did was trim the bushes and do a little bit of landscaping and next year the value skyrocketed. This was back in the 90's when the word value and skyrocket were normally nowhere within reach of each other.

I honestly can't remember a time in the last 20 years when the Empress Hotel wasn't undergoing some sort of physically visible renovations.

What's with the carpet in the Empress?  Am I missing something or is it supposed to look completely worn out?

Sadly that carpet style seems standard in Fairmont at the moment. Vancouver looks even more worn out but it is also newly redone and I was just in Lake Louise where there is identical fake-worn carpet as here. I don't care for it, either.
