I live in the newer building at 630 Speed and got the notice in the mail today.
Interesting looking building. I'm totally in favour for continued mid-density residential and mixed use on the street.
I think the parking is getting a bit tight though. I know for our building the city did the whole Car Share Co-Op and 3 year bus pass thing. I don't think it
is working though. I don't know what the street is going to be like in another 10 years when the other side gets developed too. I think the City is dreaming if they think one parking spot per unit is realistic. Maybe as transit improves?

That said I live in a house near where you are and we have only one car. So long as one person works downtown then you only need one car for the person who doesnt.

In a perfect world all couples would only have 1 vehicle. At least on Speed Avenue, this is not a reality.
From 30 units, you can find quite a few couples with 2 cars.
Second car always gets parked on the already narrow street this is.
At night, both sides of the street are loaded with parked vehicles, leaving a tight one car path through the middle.
Most residents here will agree that this street needs to get "completed", but also that when it does happen, it happens with underground parking, or at least a parking level with 2 spots per unit and some visitor parking available.
It's also important to mention that the 30 units in newer building only have 1 visitor parking spot.
Now it's Christmas Season. May-Fair Mall employees will get towed if they use the Mall parking lot while working. Guess where some of them choose to park now...
Basically, it won't work well, because of parking. I'm sure it might be a profitable project for Mr. Esmaeili, but people nowdays really don't ride their bikes everywhere they go.

This place definitely has some unique floor plans...
Yes indeed... the 2B/2B condo plans C and D where the only bath/shower is in the en suite for example.
I'm looking forward to this project being built. I hope it sells well.
