I cycled by there on Tuesday and the two houses are still occupied. In fact, one lady came out and gave me a dirty look because she probably thought I was looking for drugs.

Didn't think that area was a drug hot spot anymore or maybe she just doesn't like people snooping around.

Rezoning application No.00147 for property known as 606 and 612 Speed Ave.

Thurs, Nov.12th 7:30pm.

I live in the newer building at 630 Speed and got the notice in the mail today.

Interesting looking building. I'm totally in favour for continued mid-density residential and mixed use on the street.

I think the parking is getting a bit tight though. I know for our building the city did the whole Car Share Co-Op and 3 year bus pass thing. I don't think it
is working though. I don't know what the street is going to be like in another 10 years when the other side gets developed too. I think the City is dreaming if they think one parking spot per unit is realistic. Maybe as transit improves?

I think they were thinking that the Busway would be done by now.

That said I live in a house near where you are and we have only one car. So long as one person works downtown then you only need one car for the person who doesnt.

I have lived in the newer building since it's been built. It's a great idea to develop Speed Ave, but parking will certainly be a nightmare to all residents and visitors on the street.

In a perfect world all couples would only have 1 vehicle. At least on Speed Avenue, this is not a reality.

From 30 units, you can find quite a few couples with 2 cars.
Second car always gets parked on the already narrow street this is.
At night, both sides of the street are loaded with parked vehicles, leaving a tight one car path through the middle.

Most residents here will agree that this street needs to get "completed", but also that when it does happen, it happens with underground parking, or at least a parking level with 2 spots per unit and some visitor parking available.

It's also important to mention that the 30 units in newer building only have 1 visitor parking spot.

Now it's Christmas Season. May-Fair Mall employees will get towed if they use the Mall parking lot while working. Guess where some of them choose to park now...

Basically, it won't work well, because of parking. I'm sure it might be a profitable project for Mr. Esmaeili, but people nowdays really don't ride their bikes everywhere they go.

Is this proposal the same as the 14-storey project on Speed Ave?

I tried to see the plans today at city hall, but I was too late and they were already posted in chambers.

Has anyone seen them to know if they are substantially the same as the plans posted at the start of the thread?

Thanks,

R.

There are some plans I thought on some developers website that are a bit clearer than the ones above.

Visit my blog at: https://www.sidewalkingvictoria.com

It has a whole new look!

Saw an ad for this one in a magazine. Looks like they're calling it Brizo 19.
There's a website up too with more info: http://www.brizo19.com/

Brizo 19. Where all the people that pose for stock photos live when they're not hanging out at Cabin 12 and Bin 4.

"The kicker is Brizo 19 actually offers you a place you can actually live in."

It's amazing what builders can do these days.

Yes indeed... the 2B/2B condo plans C and D where the only bath/shower is in the en suite for example.

I'm looking forward to this project being built. I hope it sells well.
