The heritage restoration and conversion to 7 apartments at 1139 Burdett (built 1892) is finally complete. Landscaping needs to grow in a bit but otherwise gets lots of positive comments from the neighbors.

Looks suitable for a MMI teardown.

Probably would have been if a previous owner had not designated it as heritage.

Does anyone know what the deal is with this house on Vining Street? It looks pretty good in the 2014 streetview but unless I'm mistaken it seems to be in much worse shape now.

That’s a great job, IPH! Who is the builder/developer here?
Harbinger Properties Inc. was the developer/builder. They are a small local developer that specializes in heritage conversions and ground orientated multi-family developments. the Architect's link above takes you to some great photo's of the finished exterior product.
Harbinger's next project at 1224 Richardson Street is a 24 unit strata project spread over 3 multiplex structures. It is scheduled to break ground early in the new year with completion in mid 2024.

Harbinger Word origin
Middle English: from Old French herbergere, from herbergier ‘provide lodging for’, from herberge ‘lodging’, from Old Saxon heriberga ‘shelter for an army, lodging’ (from heri ‘army’ + a Germanic base meaning ‘fortified place’), related to harbour. The term originally denoted a person who provided lodging, later one who went ahead to find lodgings for an army or for a nobleman and his party, hence, a herald (mid 16th cent.).

I hope not. I walked by that house in mid-December but the picture was snapped on January 27. My camera has timer delay options of 3 seconds, 10 seconds, and two weeks (but the six-week delay option is conspicuously absent).

discarded Mercedes
What might you find when rooting through the trash at Mike K.'s estate?

Your alternates could easily be taking photos without your knowledge. I am sure mine do all the time.

I might add to that list: fine heritage house in a state of disrepair.

Welcome to this delightful Victorian era home in the heart of beautiful James Bay. This gorgeous Heritage Designated property was built in 1891, and lovingly restored in the early 2000’s.
